The proposed townhomes will consist of a 5,315 square foot, four (4) unit townhome and 3,526 square foot three (3) unit townhome. The subject site is currently zoned R-15 (Medium -High Density Residential District) and the proposed use is a principal permitted in accord with Table 11-2A-2. The subject property is located at 6288, 6274, 6260, 6246, 6238, 6224, and 6210 N. Maximus Place. DECISION The applicant's request for CZC and DES is approved with the conditions listed in this report. One set of stamped plans shall be included with the building permit submittal package. Note: This is not a building permit. Prior to installing any signs on the property, the applicant shall submit a sign permit application consistent with the standards in UDC Chapter 3 Article D and receive approval for such signs. 2. The applicant shall complete all improvements related to public life, safety, and health as set forth in UDC 11 -5C -3B. A surety agreement may be accepted for other improvements in accord with UDC 11 -5C -3C. 3. The applicant shall pay any applicable impact fees prior to the issuance of a building permit. 4. If any changes must be made to the site plan to accommodate ACHD requirements, the applicant shall submit a new site plan to the City of Meridian Planning Department for approval prior to issuance of the building permit. The applicant shall complete all required improvements prior to issuance of a Certificate of Occupancy. It is unlawful to use or occupy any building or structure until the Building Official has issued a Certificate of Occupancy. Ongoing Conditions of Approval 1. The applicant and/or assigns shall have the continuing obligation to provide irrigation that meets the standards as set forth in UDC 11-3B-6 and to install and maintain all landscaping as set forth in UDC 11-3B-5, UDC 11-3B-13 and UDC 11-3B-14. 2. The project is subject to all current City of Meridian ordinances and any applicable conditions of approval associated with this site (AZ -06-003; PP -06-003; PP -06-003; FP -06-032 & DA #106104202). 3. The issuance of this CZC does not release the applicant from any previous requirements of the other permits issued for the site. 4. We will build 7 Townhomes. These lots are a portion of the mixed use of the Hightower Subdivision. Our design, setbacks, square footage requirements, earth tone colors and architectural design satisfy goals and requirements by the City of Meridian. Lots 5, 6, 7, and 8, Block 6 take access from common drives as required. We used fundamental design principles to unify a building design and appearance with the use of quality materials, elements and color. The materials that we chose are well detailed. As they weather and age, it will only add character to the structure over time. Along with this material we carefully incorporated windows and openings to create additional interest and focal elements. Wanting to take nothing away from the design we made sure that all mechanical equipment be placed behind a gated fence. With the challenging lot size of 32' wide, we feel we have a very livable home with both a rear patio and a front courtyard to give a private lifestyle within a mixed use development. The HDA does detail landscape maintenance so we have gates through the rear yards to allow access to improve carefree lifestyle. With no other structures in this zoning to match, we have carefully designed the buildings to be friendly to any future construction and development. With natural colors, pleasant building materials and popular design mix, these homes will be eye friendly for years to come. Our roof lines have movement with a minimum gable and hip design and offsets of garages to give a more individual feel to each home. The two story units offer a view of the surrounding mountains and are so designed to blend into the roof lines. Each Townhome is located on its lot to allow parking off street in and in front of a two car garage. The three end Townhomes share a common drive for access as pre passed in the development agreement. Even though the total building is seven Townhomes, through design we have created separation and individualism to the homes.
