The site plan prepared by Gene Ulmer Architect, dated 07/27/10, labeled SDI. 1, is approved (stamped "approved" on 8/20/10 by the City of Meridian Planning Department) with no change. 2. No signs are approved with this application. Prior to installing any signs on the property, the applicant shall submit a sign permit application consistent with the standards in UDC Chapter 3 Article D and receive approval for such signs. 2. The applicant shall complete all improvements related to public life, safety, and health as set forth in UDC 11 -5C -3B. A surety agreement may be accepted for other improvements in accord with UDC 11 -5C -3C. 3. Upon installation of the landscaping and prior to inspection by Planning Department staff, the applicant shall provide a written certificate of completion as set forth in UDC 11 -3B -14A. 4. The applicant shall pay any applicable impact fees prior to the issuance of a building permit. Conditions Document - 1- Bridgetower Crossing LDS Church 5. If any changes must be made to the site plan to accommodate ACHD requirements, the applicant shall submit a new site plan to the City of Meridian Planning Department for approval prior to issuance of the building permit. 6. The applicant shall complete all required improvements prior to issuance of a Certificate of Occupancy. It is unlawful to use or occupy any building or structure until the Building Official has issued a Certificate of Occupancy. Ongoing Conditions of Approval 1. The applicant and/or assigns shall have the continuing obligation to provide irrigation that meets the standards as set forth in UDC 11-3B-6 and to install and maintain all landscaping as set forth in UDC 11-313-5, UDC 11-313-13 and UDC 11-313-14. 2. The project is subject to all current City of Meridian ordinances and any applicable conditions of approval associated with this site (PP -07-023, FP -10-001, and DA #110076795). 3. Linder Road Planning Staff: The Church of Jesus Christ of Latter -Day Saints requests Design Review approval for a new ward meetinghouse located at 4655 N. Linder Road. The scope of the project includes construction of a new 16,558 sf church facility with 224 stall parking lot, including new on-site landscaping around the building and parking lot. Architectural Character The new church facility will fit in nicely with the surrounding existing and new facilities in the area. The church's style is in the traditional looking building that has covered entrances with large brick veneer columns. The earth tone brick veneer (Thundercloud by Robinson Brick) on the sides and rear portions of the building will extend to a height of about 8'-2". This keeps the side elevations of the church so they are in relationship to the height of a one-story structure. The front and rear elevation will rise to the height of 27'-4" to match the roof ridge line. The front fagade will be finished with brick veneer, off white stucco (#104 Dover Sky by Dryvit) and a buff colored cast stone masonry veneer (Rockcast) with a chiseled face finish. The church steeple finished in white will rise from the roof to a height about 66'. The church building metal soffits, fascia, vinyl windows, aluminum entrance and metal doors will have a white finish to accent the other colors of the building. The roof will be finished with a grayish/brown architectural shingle similar to CertainTeed "Heather Blend". Site Development and Landscaping The 4.54 acre site that will house the church already has mature perimeter landscaping that was planted as part of the Bridgetower Crossing development. This landscaping will be protected during the course of construction. The Church will be installing new landscaping around the building, within the parking lot at planter islands and around the edge of the parking lot. New grass lawns, trees and shrubs mixed together will be planted to bring different scale, color and variety to the 1506 S. Secretariat Way - Nampa, Idaho 83686- Phone 208-899-0874 • Fax 208-442-1283 landscaping of the church facility. As an example Class I trees will be used in planter island within the parking lot due to the parking lot lighting. Perm -bark will be used as ground cover in locations as the Church is very conscience about the use of water and works very hard to be water conservative. In conclusion the landscape design was designed to keep in mind the aesthetics while striving to maintain water usage and reduce maintenance.
