Elevations: City Council approved specific building elevations for this subdivision. All buildings shall be "four-sided construction" and substantially conform to the attached elevations. Site Plan: The site plan is approved per the plan prepared by Larson Architects, labeled SP-1, dated 9-12-03 and stamped "approved" on 2-2-04 by the Meridian Planning and Zoning Department. Phasing: Only Phase I (the buildings on Lots 7 -10, Block 3) of this development is approved with this CZC: The buildings shown as "Future" shall require separate CZC's. Si na e: No signs are approved with this CZC. All signs will require a separate sign permit in compliance with the sign ordinance. A Planned Sign Program will be required per the ordinance. Landscaping: The Landscape Plan is approved per the- plan stamped 2/2/04, prepared by South Landscape Architecture, P.C. Irri a~ tion: An underground, pressurized irrigation system must be installed to all landscape areas per the specifications provided. Cam: Per Ordinance 12-13-7-9, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut, if necessary, to allow for storm water runoff. Parking Off-street parking is approved as shown on the approved site plan. Drive aisles must be at least 25 feet wide (MCC 11-13-5). Standard parking stalls shall be at least 9 x 19. Project engineer/architect shall certify that the number and size of handicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage and striping in accordance with ADA. Sidewalks: All internal sidewalks shall be constructed as submitted and in accordance with the Meridian City Code requirements (MCC 12-5-2.K). Sidewalks shall be constructed prior to occupancy. Li- hg tins: Lighting shall not cause glare or impact the traveling public or neighboring development. Contractor shall pay particular attention to down casting any lights on the west building elevations. Trash Enclosure: All dumpsters must be screened from view and not be visible by the public or from adjacent properties. Trash enclosure must be built in the location and size as approved by SSC, with 10-foot clearance inside posts. See Meridian City Code 11-12-1.C. for enclosure requirements. Handicap-Accessibility: The structure, site improvements and parking must be incompliance with all federal handicap-accessibility requirements. ACHD Acceptance: Applicant shall be responsible for meeting the requirements of ACHD as they pertain to this development. All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. A bid must accompany any request for Temporary Occupancy. Plan Modifications: The approved Site Plan and Landscape Plan are not to be altered without prior written approval of the Planning & Zoning Department.
