Curbing may be cut to allow for storm water runoff. Protection of Existing Trees: Any existing trees on site must be protected in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per MCC 12-13-13-4, coordinate with the Parks Department Arborist (Elroy Huff) for approval of protection measures prior to construction. Any severely damaged tree must be replaced in compliance with MCC 12-13-13-6. Parkintr: Off-street parking is approved as shown on the approved site plan. In accordance with MCC 11-13-5, all standard parking stalls must be constructed 9 feet by 19 feet minimum and drive aisles must be at least 25-feet wide. The project engineer/architect shall certify that the number and size of handicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA. Sidewalks: All sidewalks shall be constructed as submitted and in accordance with MCC 12-5-2.K. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with the MCC. Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development. Si a e: No signs are approved with this CZC. All signs will require a separate sign permit in compliance with the sign ordinance. Trash Enclosure: Any dumpster(s) must be screened in accordance with MCC 11-12-1.C. Trash enclosures must be built in the location and to the size approved by SSC. NOTE: SSC's approval letter stated there may be a concern with the drive-on capability for the new enclosure. If SSC requires any modifications to the Site Plan, it is the applicant/owner's responsibility to have the new Site Plan approved by the PBzZ Department prior to construction. Handicap-AccessibilitX: The structure, site improvements and parking must be in compliance with all federal handicap-accessibility requirements. ACRD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACRD requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance of a building permit. Fairview Ave. Meridian, Idaho Robnett Construction, Contractor Lamont Kouba, Owner This project is a new 2900 sq.ft., one-story lease space office building located on a 2.74-acre property parcel south of the Ultra-Touch Car Wash. Building and parking access is by way of a private commercial driveway extending south from Fairview Ave. on the east side of Ultra touch. The parking area shall include a screened dumpster and shall maintain the existing Ultra-Touch parking space availability agreement. Drainage shall be retained on site. The developments design intent is to provide for an appropriate project land use and a visually pleasing structure with the necessary design compatibility and landscaping to co-exist with the existing residential and commercial neighbors. The neighborhood meeting held on 25 February 2004 showed good positive support for the project. This project proposal is for an approved "B" occupancy group use located in a zoned C-G district. Rich has requested that we investigate this. We informed Rich that the survey that we currently have does not show an easement, but that a new survey was being completed. 2) Rich Jones, JJ Auto, is interested in purchasing the lot for Building `E' if he would be allowed use the new drive aisle/entrance along the north property line. Rich Jones can be contacted at (208} 888-6224. 3) Dave Conley, Ultra Touch Car Wash, requested that we coordinate the location/size of the shared trash enclosures with the sanitation company. Dave also indicated that the existing trash enclosure is not large enough for their needs. 4) Dave Conley, Ultra Touch Car Wash, requested that the site plan clearly indicates the location of the parking for the Ultra Touch Car Wash employees. Dave also indicated that he believed that 15 spaces are to be provided, not 11 as indicated in the Development Agreement prepared for the Bobbie's Transmission project. Dave also requested that the existing Ultra Touch parking spaces remain where they are until the lot at Building `E' is developed. 5) One of the neighbors from the residential subdivision on the south side of the (south} property line requested permission to install a gate in his fence that would allow him to use the southern drive aisle to access his property (occasionally). 6) The neighbors from the residential subdivision on the south side of the (south) property line also requested that any new light poles be located on the north of side of the south drive aisle to reduce the impact on their yards/homes.
