Franklin Road. The subject site is currently developed with an existing 2,400 square foot metal building and a gravel access road and gravel parking area. The subject site is zoned I -L (Light Industrial Zoning District). Per UDC Table 11-2D-2, major vehicle repair is a principal permitted use and the outdoor storage is an accessory use in the I -L zoning district subject to the specific standards listed in UDC 11-4-3-37 and UDC 11-3A-14. For further clarification, additional requirements of the CZC have been granted extended time frames. The first requirement involves the extension of city services to the site. Main St. Meridian, Idaho 83642 Parcel: S1 21 1 449603 Dear Sir/Ma'am: Re: Gull Auto Shop CZC, DR Our client has an existing 2400 s.f. building that was previously used as a pesticide business. The building was recently leased out to a tenant as an automotive repair shop. As this use does not fall under the prior Certificate of Occupancy, a change of use is required. Our client is currently seeking Design Review (DR) approval, and a Certificate of Zoning Compliance (CZC). Use: The building use has changed. It is Automotive Repair. Character: The building is 40'-0" wide by 60'-0" deep and approximately 16'-0" high. The building is an "unarticulated" mass as shown in fig. 40 of the Meridian Design Manual. The roof is a low slope standing seam metal roof, color is white. There are not any exterior HVAC devices. Color & Materials: Existing vertical rib metal siding. Existing color is white with dark grey trim and doors. Parking Lots: Existing parking at the north end of the property has been vacated. (5) parking stalls and a parking area drive have been added to the Southeast corner of the site. Pedestrian Walkways: A pedestrian access will be added connecting the building to the future Franklin Road sidewalk. Additional Notes: The new parking area will be fully paved and striped. Proposed drainage will be sheet flow to the landscape area north of the parking area. Fire apparatus, all weather, access will connect from the parking area to the south end of the building. A turnaround is not anticipated as the 'dead end' length is significantly less than 150'-0" as defined in Table D103.4 of the 2006 IFC Sincerely, Joe Thompson BRS ARCHITECTS Cc: FILE ACED Project No. 52091.0 Franklin Road (Linder Road to East 1st Street) Section 11.
