I find that yow request for a property boundary adjustment on the property referenced above complies with Unified
Development Code (UDC) 11-6B-8. I am granting approval of the property boundary adjustment as requested by the
applicant subject to completion of the following conditions per UDC 11-6B-8C2:
a. Cause the property to be surveyed and a record of survey recorded;
b. Execute and record the necessary deeds to accomplish the property boundary adjustments as approved;
c. Obtain new tax parcel numbers from the Ada County Assessor; and,
d. Provide copies of the recorded record of survey, recorded deeds, and the new tax parcel numbers to the
Director. Upon receipt of these items the application shall be complete.
e. The applicant or owner has one year to complete the above conditions of approval.

Property Boundary Adjustment
Project Narrative
Gramercy, LLC, hereby applies for a property boundary adjustment between Lots 10 and 13,
Block 1, Gramercy Subdivision No. 1, to accommodate the construction of the Broadview
University facility. Lots 1, 2, 7, 8 and 10 will be considered as one lot for tax purposes. We will
also be requesting vacation of a 20'x20' City of Meridian water easement that impacts the future
building site.
The property is currently vacant. Commercial development lies to the west of the site. To the east
is El Dorado (Bonito) Subdivision.
The Record of Survey is in conformance with the approved preliminary plat and meets all
requirements or conditions thereof. The Record of Survey conforms with all requirements and
provisions of the UDC and was prepared in conformance with acceptable engineering, architectural
and surveying practices and local standards. The property was annexed under Ordinance No. 06-
1253 which was recorded as Instrument No. 106141053. The applicant entered into a Development
Agreement, recorded as Instrument No. 106141056.
