SURE 102 • BOISE, 10 83712 March 17, 2010 City of Meridian Planning Department 33 East Fairview Avenue Suite 210 Meridian, ID. 83642 Re: Alternative Compliance To Whom It May Concern, We submit for your approval the following request an Alternate Compliance for the New Branch Office for Pioneer Federal Credit Union at 850 East Fairview Avenue and North Lakes Lane. 1. We request a modification from the City of Meridian Ordinance No.10-1439 and specifically 11-3A-19A3 -Parking Lots: (b) 2. The layout of this building is configured in a way were it is abutted by two streets Fairview Avenue on the south and North Lakes Lane on the east. Parking cannot be provided between Fairview Avenue and the building facade due to the existing landscape easement. This building has a need for drive-thru service lanes and they can only be provided on the west side of the building due to the way the building is configured. Therefore any off street parking that can be provided for this project will be located on the east portion of the site along the east building facade. A majority of the parking will be screened by a waterfall feature that is located on the corner of Fairview and North Lakes Lane, the main entry to the development. The remainder of the parking will be screened with all the landscaping that runs along Fairview Avenue. We have provided some additional parking on the north side of the parking mainly for employees. • • We included Site and Landscape Plans for your review and should you have any further questions regarding this request, please don't hesitate to contact us.
