DESCRIPTION OF APPLICANT'S REQUEST
The applicant, JC Constructors, Inc., requests Certificate of Zoning Compliance (CZC) and
Design Review (DES) approval to construct a reclaimed water booster station at the existing
wastewater treatment facility. The site improvements consist of two 500,000 gallon water tanks
and a 2,200 square foot mechanical building. The proposed facility is classified as a public
infrastructure use. The subject facility is located at 3401 N. Ten Mile Road.
DECISION
The applicant's request for CZC is approved with the conditions listed in this report.
Note: This is not a building permit. Prior to any construction, you should contact Building
Services at (208)887-2211 to verify if any additional permits and/or inspections will be
required.
Site Specific Conditions of Approval
1. The elevations prepared by BRS Architects, dated Dec. 2009, labeled A4.1, are approved
(stamped "approved" on March 26, 2010 by the City of Meridian Planning Department)
with no change. The elevations shall not be altered without prior written approval of the
City of Meridian Planning Department.
2. The approved site plan, the landscape plan, and/or the building elevations shall not be
altered without prior written approval of the City of Meridian Planning Department.
3. The site plan prepared by Pharmer Engineering, dated 3-12-10, labeled C 1. 1, is approved
(stamped "approved" on 3-26-2010 by the City of Meridian Planning Department) with
no change. The site plan shall not be altered without prior written approval of the City of
Meridian Planning Department.
4. The landscape plan prepared by Pharmer Engineering, dated 3-12-10, labeled C1.3, is
approved (stamped "approved" on 3-26-2010 by the City of Meridian Planning
Department) with the following change:

The landscape plan shall not be altered without prior written approval of the City of
Meridian Planning Department.

5. Comply with all bulk, use, and development standards of the I -L zoning district listed in
UDC Chapter 2 District regulations.
6. Comply with the outdoor service and equipment area standards as set forth in UDC 11-
3A-12.
7. Install all utilities consistent with the standards as set forth in UDC 11-3A-21 and 11 -3B -
5J.
8. The applicant shall construct all proposed fencing and/or any fencing required by the
UDC, consistent with the standards as set forth in UDC 11-3A-7 and 11 -3A -6B.
Process Conditions of Approval
1. The applicant shall complete all required improvements prior to issuance of a Certificate
of Occupancy. It is unlawful to use or occupy any building or structure until the Building
Official has issued a Certificate of Occupancy.
Ongoing Conditions of Approval
1. The project is subject to all current City of Meridian ordinances.
2. The issuance of this CZC does not release the applicant from any previous requirements
of the other permits issued for the site.
3. The applicant shall have an ongoing obligation to comply with any applicable specific
use standards for public infrastructure as set forth in UDC 11-4-3-31.

Narrative fully describing the proposed use of the project for the Meridian Waste Water facility Re -use
Project.
The project is an industrial facility initiated by the City of meridian to process their plant discharge to a
class A re -use level suitable for irrigation.
The facility will consist of two 500,000 gallon tanks and a pump structure.
The pump and chemical storage areas will be enclosed in a masonry structure that is architecturally
consistent with the other building at the existing waste water facility.
The scope of work is consistant with a wastewater treatment facility and will include underground and
process piping, electrical and controls, pumps, chemical storage, and water storage.
