RE: Meridian Site Plan Commercial Street Excel Ventures Building
Landscape Comments and Site Plan Review
The District has no problem with a developer planting grass (or laying
sod) in the public right-of-way with no special permission, however if they
wish to add other landscaping amenities such as trees, they should obtain a
license agreement with ACRD Right-Of-Way Division (345-7636). This allows
the District to require that the landscaping amenities be removed by the
owner at no cost to the District in the event that the roadway is widened.
The site plan needs to be revised to show what kind of curb cuts are
going to be constructed (according to ISPWC Standards) for access to
Commercial Court. The contractor and ACRD inspector need to be shown what is
intended. Also, the engineer and developer need to be aware that no pavement
cuts will be allowed in Commercial Court without ACRD Commission approval
because it is less than five years old. I will fax a copy of this letter to
the developer for him to pass on to his engineer.

Parallel parking spaces are to be nine feet (9') wide and nineteen feet (19') long, not eight
feet (8') by eighteen feet (18') as shown.
2. Reconfiguration of pazking spaces on northerly boundary is unacceptable. A minimum
twenty-five-foot (25') driveway aisle is required. Forty-five-degree (45°) parking in
accordance with City Ordinance should be provided.
3. Handicapped pazking space for Building No. 2 should be provided directly across from
entrance to building (not adjacent to access driveway).
4. Contractor has indicated landscaping (trees) along easterly boundary will be removed to
allow emergency access. As the quantity of trees is already below ordinance requirements,
these fifteen (15) trees shown must be provided elsewhere on the site. Also, show
landscaping to be provided within ACRD right-of--way (with appropriate approval).
Non-combustible fencing is to be provided along entire southerly boundary outside of the
existing UPRR right-of--way corridor.
6. Switch handicap parking space/access aisle so access aisle is on the right side (Building
No. 1). Additional handicap parking space must have an adjacent five-foot-wide (5')
access aisle.

8. Resubmit plan with needed corrections made.
It is expressly noted that parking is at minimum Ordinance requirements based solely on square
footage of builrlina fnr uses shown. Conversion of warehouse area to of1'ir,P sranP y~iil not be
allowed unless a variance is applied for and granted by the Meridian City Council. Also, parking
spaces required do not allow for one space for each vehicle used in the conduct of the enterprise,
as this information was not provided to the City.
