The approved site/landscape plan is not to be altered without prior written approval of the Planning
Department.
Elevations: The Elevations prepared by Slichter Architects, on 12/16/09, labeled Sheet A2.1, are approved
with no changes from the Planning Department.
Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per the
approved specifications and in accordance with UDC 11-3A-15.
Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in accordance with
the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B-10, coordinate with the
Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocationmeasures for the
existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC I I -
3B -10-C.5.
Parking: NA (no new parking is propcsed or required)
Curbin : Per UDC 11-313-5I, all landscape areas adjacent to driveways, parking lots, or other vehicle use
areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to
allow for storm waterrunoff.
Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks shall be constructed
prior to occupancy.
Drainage: Storm water drainage swalesshall not have a slope steeper than 3:1, shall be fully vegetated, and
shall be designed in compliance with UDC 11-313-11 and UDC 11-3A-18.
Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development and
comply with lighting standards as defined in UDC 11-3A-11.
Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in
compliance with UDC 11-31).
Trash Enclosure: All dumpster(s) must be screened in accordance with UDC -11-3A-12. Trash enclosures
must be built in the location and to the size approved ly SSC.
Handicap -Accessibility: The structure, site improvements and parking areas must be in compliance with all
federal handicap -accessibility requirements.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any
changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be
submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit.
Plan Modifications The approved Site/Landscape Plan and Elevations, stamped "Approved" on 2/01/10, are

Planning Staff:
The project being proposed is an accessory structure to the existing facility
located at the above noted property. This building will be for storage and
maintenance purposes. It is 16'x24', 384 square feet, and is being located at the
northwest corner of the property for easy access by the maintenance crew and
where it will not impact current drive-thru access and site circulation. It is also at
the back of the property, away from Stratford Drive, trying to locate in an area
where it will have the least visual impact yet be appropriately located for
access.
The building materials, cementitious fiber lap siding and metal roofing, are
selected for their durability, colors will match the existing office structure. The
color coordination with the existing office building will reduce the visual impact
of the utilitarian building being proposed.
The construction of this building will reduce the existing parking by three
compact parking spaces, which will not impact the use of the existing office
building. Other site amenities such as trash enclosure, landscaping, parking, etc.
are existing and nothing new is being purposed with this application.

Please accept the follow letter for project narrative and its relation to the
guidelines contained within the Meridian Design Manual and title 11-3A-19
for Structure and Site Design Standards of the Unified Development Code.
This project primarily consists of a 16'-0" x 24'-0" storage building to
accessorize the existing primary use building located on the northwest
corner of the previously developed and enhanced property. The primary
use building consists of approximately 20,500 square feet of bank and
office use with approximately 73,718 square feet of existing landscaping
and approximately 77,974 square feet of parking and paving.
Per the Meridian Design Manual, the proposed accessory structure is
constructed with materials, colors and architectural features consistent
with the existing developed main building. The exterior materials are a
horizontal lap siding, pre -finished metal fascias and gutters as well as a
pre -finished metal rib hip roof with a similar pitch as the existing primary
building.
The proposed accessory structure will require no mechanical equipment,
parking or pedestrian walkways.
