The primary public entrance will be aluminum/glass double door storefront 6' wide by 8' high. The primary roof line is a hip roof with extensions over the wall pop outs. The entry has a gable roof. The exterior walls have pop outs areas to provide variation. Fenestration and Mechanical equipment is explained in attached letter. Color and materials are same as existing building and shown on attached picture. The site plan is all existing and will not change. The building will be directly south of the existing building. Thank You Mike Fairchild December 8, 2009 To whom it may concern, A 3514 square foot shell for a small business office building is proposed to being constructed on Lot 3, Block 1 of Baltic Place Subdivision. Its purpose is to house a small business. The future tenant is proposed to be a construction company at this time. A plan for tenant improvement will be submitted at a later date. Baltic Place is an existing small business subdivision that had been approved in 2006. Parking lots, curb, gutters, sidewalks, landscaping, trash enclosures and lighting have been installed. A grading and drainage plan has been approved and installed as well. The Architectural Characteristics of the proposed building feature an emphasis on the main entry with stone and stucco columns supporting a proportioned gable end covering. The stucco and stucco accented gable end allows room for a future tenant sign. This is similar to existing buildings in this development. The building will also feature cultured stone wrapped window accents from foundation to soffit that wrap around the corners for 12' and are 1'-0" out from the main body of the building at each side of the front elevation. The roof line is simple and unobtrusive with a 12" fascia and trim piece. The entire building will be stucco with the cultured stone accents described. Windows are placed to provide exterior relief as well as allow for future interior offices. The mechanical equipment for this structure shall be placed in the attic of the building as in the other buildings within this development. Existing trees on the property are newly planted and should be out of the construction path. However, they can be marked or tagged with visible flagging during construction if deemed necessary. If damaged, they can be replaced at the completion of construction.
