Handicap accessible stalls must have signage in accordance per ADA and signed accessible. A minimum of 5 bicycle parking spaces are required to be provided on the site in accord with UDC 11 -3C -6G. Curbing: Per UDC 11-3B-51, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow for storm water runoff. Gated Storage Area: Install a Knox box entry system for the gate to the storage area behind the building prior to occupancy. This letter offers a general narrative describing how we intend to comply with key elements of the Meridian Design Guidelines for this Urban/Suburban development. This project is within the existing Development Agreement for Ustick Marketplace (Development Agreement AZ -04-009, Recorded 8/20/04, Instrument #104107404). The project is part of the overall development's master plan and is consistent with its designed circulation and access patterns. Direct site access is aligned with established parking lot circulation aisles, and curb access points of Lowes to the south. Parking is consistent and integrated with the overall development, and minimized to provide more landscaped area and an outdoor pool showroom as an attractive site amenity. The landscape design philosophy is to reduce water consumption by reducing the number of plantings and carefully selecting types that are more suitable for our and climate and require less water. These goals have been accomplished while still providing a functional and aesthetically appealing landscape design. An alternative compliance application is included with this submission. The building's orientation and layout are consistent with the approved Development Agreement, aligning its fagade with the existing Lowes store and honoring the required restrictions in the D/A to provide for Lowes visual access to Eagle Road. The 23,000 s.f. retail building has incorporated architectural modulation, fenestration, varying heights, architectural material and color, to break up the primary facades. The design clearly identifies the entry and divides the building elevation both vertically and horizontally, creating a rhythm of seven "bays" of alternating architectural treatment as well as the look of a two-story building. Entry canopies and residential -scale windows help to create texture, shadow, and the human -scale of a downtown retail street. Careful use of concrete, brick, glazing, and heavy timber canopy details creates a well proportioned and articulated storefront that creates visual interest and a pedestrian scale. "Experience ...
