Overland Road and S. Celebratioe Avenwew!aa ~:1ite final plat application (FP-0S-014) and shall remain protected during eon~rtt mt-~-re. Design Review: The applicant's request for design review for the prking lot a~i ~usada+~d landscaping is hereby approved; however when a building is proposed for the site the "-1st will not comply with the parking lot standards listed in UDC 11-3A-19.A3. A futar+~ a~tare compliance application may be required to approve the parking area between the bail: and the abutting streets. Other design review standards listed in UDC 11+3A-19 shaII be reviewed and required with future application submittals. Parkins: The proposed parking areas shall be paved and striped in accordance with UDC 11-3C and 11-3B. Proj ect engineer/architect shall certify that the number and size ofhandicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA and signed accessible. Trash Enclosure: A trash enclosure is not proposed or approved for this site. The future trasi shall be reviewed and approved by SSC prior to issuance of a CZC for a building. Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B-10, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC 11-3B-10-C.5. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with UDC 11-3B-11 and UDC 11-3A-18. Ling: Lighting shall not cause glare or impact the traveling public or neighboring development and comply with lighting standards as defined in UDC 11-3A-11. Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in compliance with UDC 11-3D. Handicap-AccessibilitX: The structure, site improvements and parking areas must be incompliance with all federal handicap-accessibility requirements. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit. Plan Modifications: Except for the comments mentioned above, the approved Site Plan, Landscape Plan stamped "Approved" on September 30, 2009, are not to be altered without prior written approval of the Planning Department. No significant field changes to the site or landscape plans are permitted; prior written approval of all changes is required.
