Design Review: The parking lot design is found to be consistent with the Meridian Design Manual and UDC 11-3A-19; stamped "Approved" on September 14, 2009. Protection of Existin Trees: Any existing trees on site must be protected or mitigated for in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B- 10, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocationmeersures for the existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC 11-3B-10-C.5. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with UDC 11-3B-11 and UDC 11-3A-18. Li hting: Lighting shall not cause glare or impact the traveling public or neighboring development and comply with lighting standards as defined in UDC 11-3A-11. Si nag_e: No signs are approved with this CZC. All business signs will require a separate sign permit in compliance with UDC 11-3D. Handicap-Accessibility: The structure, site improvements and parking areas must be in compliance with all federal handicap-accessibility requirements. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. The subject property has gone through the process of a lot line shift, which increases the site from 3.13 AC (136,236 S.F.) to 3.513 AC (153,042 S.F.). Thirty-eight (38) new parking stalls and new landscape areas are proposed in the new square footage of~the site. The existing parking count on the site is 159 stalls, 6 of which are accessible. The new total number of stalls will be at 197. No changes to the existing building are proposed at this time, and the existing landscaping is to remain. Due to the increase in the square footage of the site, the new calculations for site elements are as follows: Building Coverage: 20.5% Landscape Area: 20.1 Paved Area: 50.96% Sidewalk Area: 8.35% Access to the site is to remain off of Bonito Way and Blue Horizon Drive. The newly proposed parking is configured to allow for future expansion to the North of the properly. No new trash enclosures are proposed at this time.
