Will we have those? Dave Collins: Yes, they are required at the end of every stub road with the exception of the most southerly one to the west which is only one lot deep and the intersection then functions as a turn-around there. Currie: Is this R-4 or R-8~ Collins: R-4. Currie: The berm will go in at the same time the subdivision goes ins Collins: The Highway District is talking an 80 foot right of way at this time, which would take up this seven foot strip that the City has requested we put in adjacent to the 66 foot right of way on each side. Tolsma: The Sewer Department had a comment here that the sewer line runs through Lot 11 - Blk. 1 - Is says no building will be allowed on this lot, is that going to be an easement there? Collins: Coming in from the east yes. The alignment right now is adjacent to the north boundary line of that lot and we are currently looking at using the balance of the lot for a storm water detention system. Idaho Meridian, Idaho 83642 Re: Chateau Meadows East #8 Dear Commissioners: I have just reviewed the preliminary plans for Chateau Meadows East #8 Subdivision. This planned development will accelerate the need for Joint School District No. 2 to construct additional classrooms and/or to adjust school attendance boundaries. Meridian Schools do not have excess capacity. Nearly every school in the district is beyond capacity. The Meridian School District supports economic growth for Idaho and specifically the district's area, but such growth produces a need for additional school construction. We ask for a development fee statute on new home construction or a real estate transfer fee to help offset the costs of building additional school facilities. We require support for these revenue sources from developers and other interests seeking planning and zoning approval for residential projects. If this support is lacking then we ask that additional residential development be denied. School bus service may be restricted if adequate turnarounds and loading areas are not provided. Residents cannot be assured of attending the neighborhood school as it may be necessary to bus students to available classrooms across the district. We ask that you assure the developer will provide walkways, bike paths and safe pedestrian access. Conforms to Preliminary Plat - previously approved. 2. Lot numbering of Hlock 8 doesn't tie to numbering I have for N7 Subd.. 3. Note platted or unplatted land adjacent to subd.. 4. Shaw subd. ties and initial point location. 5. In the Line Table, duplications exist for Line 11/12 - Line 16/17 and Line 13/14 - Line 19/20. 6. Show special setbacks for lots 14, 15, 21, 23, 34, 36 - Block 9. 7. N. Meadowglen Court should be N. Meadowglen Place by Ada Co. Street Name Committee. 8. The legal on sheet 2 of the plat is ok except for line 2 which doesn't match up with what I have for No. 7 subdivision, which isn't recorded yet so I guess I really don't know what the it is supposed to be. 12. City Clerks possession no later than three days following the regular meeting of the Planning and Zoning Commission. The Planning and Zoning Commission will hear the request at the monthly meeting following the month the request was made. After a proposal enters the process it may be acted upon at subsequent monthly meetings provided the necessary procedures and documentation are received before 5:00 P.M., Thursday following the Planning and Zoning Commission action. Your Zoning Ordinance #9-605 was adopted in 1990, the preliminary plat for Ch~Ed11 Meadows East Subdivis'on includ' hases was approved in c o er The Final Plats for both Phases 7 ~ 8 were approved and signed off by the City of Meridian with the untiled ditch in 1992. This matter has progressed to the degree that several attorneys have issued opinions as well as Security Title Co. that the Plats of Phases 7 ~ 8 show the correct easement line for the canal in question. On the 23rd of June 1993, Interwest Development Corp. wrote a letter to the affected lot owners that in lieu of fencing the lateral, the $500 fence surcharge collected from each of the lots bordering the lateral to the acquisition of pipe. This amounts to $4000. An additional 51500 was also offered. The pipe cost is 511857.75 leaving the lot owners $6357.75 or 795/lot owner. Nampa Meridian has agreed to bury the pipe which represents between a $20000 ~ 525000 contribution. Since the June 23rd letter, Park Pointe Realty has said they would contribute 51500 leaving lot owners a cost of $610 each. The realtor informs me 5 of the 8 lot owners have tentatively agreed to this proposal subject to seeing the final document that would need to be signed.
