Conditions of Approval: Project is subject to all current City of Meridian ordinances, the Conditional Use
Permit (CUP -06-009) for Bridgetower Commercial and the Certificate of Zoning Compliance (CZC-06-082)
for Bridgetower Retail. The issuance of this permit does not release the applicant from any previous
requirements of the other permits issued for this site.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. All changes in occupancy need to comply with the requirements of the
Building Department. It is unlawful to use or occupy any building or structure until the Building
Official has issued a certificate of occupancy. A certificate of occupancy or temporary certificate of
occupancy is obtained from the Building Department (208) 887-2211 after inspections are complete
and the field inspection record is returned to the Building Department.
Site Plan: The site already exists and no changes to the site are proposed at this time. As such the
applicant is still subject to the standards depicted in CZC-06-082. Any changes to the site plan will
require a certificate of zoning compliance modification.
1) The fencing around the patio seating area shall not exceed 4 feet in maximum height and
shall be open vision. The applicant has indicated the fencing will be constructed of wrought
iron material.
2) The applicant shall contact Ada County Highway District (ACRD) — a license agreement
may be required for patio seating within the Right -of -Way. If a license agreement is required
the applicant shall provide a copy of the license agreement to the Planning Department prior
to occupancy.
Landscaping: Landscaping on the site currently exists and no changes are proposed with this CZC
application.
Elevations: The elevations submitted for the awning and patio cover with this application are
approved with no changes from the planning department.
Lighting: Lighting shall not cause glare or impact the traveling public or neighboring
development and comply with lighting standards as defined in UDC 11-3A-11.
Signage: No signs are approved with this CZC. All business signs will require a separate sign
permit in compliance with UDC 11-31).
Handicap -Accessibility: The structure, site improvements and parking areas must be in compliance
with all federal handicap -accessibility requirements.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit.
If any changes must be made to the site plan to accommodate the ACHD requirements, a new site
plan shall be submitted to the City of Meridian Planning staff for approval prior to the issuance of a
building permit.
Plan Modifications: Except for the changes mentioned above, the approved Site Plan and Landscape
Plan stamped "Approved" on June 16, 2006 by Jenny Veatch with the original CZC, and new patio
elevations are approved and are not to be altered without prior written approval of the Planning
Department. No significant field changes to the site or landscape plans are permitted; prior written
approval of all changes is required. &A

reversions, the remainder and remainders, rents, issues and profits thereof, and all estate, right, title

Grantee is relying solely upon Grantee's inspections as to the condition of the Property.

condition of the property, including, without limitation, the existence of hazardous waste, or the
