The approved landscape plan is not to be altered without prior written approval of the Planning Department.
No field changes to landscape plan permitted; prior written approval of all material changes is required.
Prior to final inspection and sign off for this project, a written certificate of completion shall be
submitted to the Planning Department, prepared by a landscape architect, landscape designer or
qualified nurseryman responsible for the landscape plan upon completion of the landscape
installation. The Certificate of Completion shall verify thatall landscape improvements, including
plant materials and sprinkler installation, are in substantial compliance with the approved landscape
plan.
Site Plan: The Site Plan prepared by ZGA Architects and Planners, Chartered, dated 5/15/09, labeled Sheet A-101, is
approved (stamped "Approved" on5/18/09 by the Meridian Planning Department) withno changes.
Elevations: Elevations prepared by ZGA Architects and Planners, Chartered, dated 5/15/09, labeled Sheet A-201 &
A-202, are approved (stamped "Approved" on 5/ 18/09 by the Meridian Planning Department) with no changes.
Irri ag tion: An underground, pressurized irrigation system must be installed to allandscape areas per the approved
specifications and in accordance with UDC 11-3A-15.
Protection of Existing_Trees: Any existing trees on site must be protected or mitigated for in accordance with
the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B-10, coordinate with the Parks
DepartmentArborist (Elroy Huff, 888-3579) for approval ofprotection/relocation measures for the existing trees prior
to construction. Any severely damaged tree must be replaced in compliance with UDC 1-BB-10-C.5.
Parkin: The proposed parking areas shall be paved and striped in accordance with UDC 11-3C and 11-3B. Project
engineer/architect shall certify that the number and size ofhandicap-accessible spaces conforms to the Americans
with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA and signed
accessible.
Curbin :Per UDC 11-3 B-SI, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must
be protected by curbing, wheel stops, or other approved protective devices. Curbing maybe cut to allow for storm
water runoff.
Sidewalks: All sidewalks shall be constructed in accordancewith 11-3A-17. Sidewalks shall be constructedprior to
occupancy.
Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be
designed in compliance with UDC 113B-11 and UDC 11-3A-18.
Li htin :Lighting shall not cause glare or impact the traveling public or neighboring developmentand comply with
lighting standards as defined in UDC 113A-11.
Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in compliance
with UDC 11-3D.
Trash Enclosure: All dumpster(s) must be screened in accordance with UDC-11-3A-12. Trash enclosures must be
built in the location and tothe size approved by SSC.
Handicap-Accessibility. The structure, site improvements and parking areas must be incompliance with all federal
handicap-accessibility requirements.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes
must be made to the site plan to accommodate the ACHD requirements,a new site plan shall be submitted to
the City of Meridian Planning staff for approval prior to the issuance of a building permit.
Plan Modifications: Except for the changes mentioned above, the approved Site Plan, Landscape Plan, and
Elevations, stamped "Approved" on 5/18/09, are not to be altered without prior written approval of the Planning
Department. No significant field changes to the sle or landscape plans are permitted; prior writterapproval of all
changes is required.
Note: If the plat for the subdivision in which this property lies has not been recorded, all subdivision
improvements shall be installed prior to occupancy of the fiat structure in the subdivision.

The purpose of this letter is to describe the proposed use of the said
property, including previous approvals and submittals.
IDADIV Credit Union is requesting a CZC for 555 S. Meridian Rd; the
NWC of Meridian Road and Corporate Drive.
IDADIV Credit Union would like to expand its industry by opening a
branch of approximately 3,765 SQ FT in Meridian, Idaho. The
institution proposed would be comprised of a four-lane drive-through at
the comer of the properly, walk-in transaction space, a vaulted azea,
some office space and azeas supportive of the building.
Design has been reviewed by the DR committee and a public hearing
was held on 16 April, 2009. A Conditional Use Permit was obtained
(CUP 09-002) by the applicant and amendments made to the staff
report. See changes to the Staff Report on Exhibit B, Conditions of
Approval, by the Planning Department (section 1, bullet 1.2) and by the
Public Works Department (section 2, bullet 2.7).
A copy of the recorded plat can not be included as part of this submittal
due to the fact that the property is not yet recorded. See Findings of
Fact, Conclusions of Law and Decisions & Order.
