Although the gymnasium addition will ultimately be concealed from view on its south and west sides by future phases of the facility, all reasonable measures have beep taken to assure that the addition blends harmoniously with Phase 1 without incurring unnecessary and unwarranted short-lived costs. Architectural Character The exterior facades of the proposed gymnasium addition match the Phase 1 portion of the facility in respect to primary materials, colors, detailing, and on the east fagade, fenestration. The exterior walls of the gymnasium addition feature light taupe colored stucco walls with off white colored stucco wainscot, accent bands, pilaster caps, and window sills and lintels. This exterior wall motif echoes that employed on the Phase 1 portion of the building. Although the primary entrance to the gym will be through the main entrance to the academic portion of the building, three additional, code required exits / secondary entrances are provided. Each of these will connect to the driveway loop and parking areas by means of new concrete sidewalks. The doors on the southwest corner of the addition are recessed to prevent 'a corridor door swing hazard, in the next phase of the building, but the alcove will also provide some interim weather protection until the next phase is constructed. Although the gymnasium addition is by necessity higher than the parapets on Phase 1, roofline detailing is identical with false scupper openings used to breakup long stretches of coping and reinforce the building's Tudor architectural vernacular. Upon build -out of the facility, the higher mass of the gymnasium will be surrounded by lower, more highly articulated and pedestrian scale building elements and roof forms on the building's three most highly visible facades. As with Phase 1, addition parapets are of sufficient height to conceal all roof -top equipment. Window proportions and frame color will match the windows in Phase 1. Although a gymnasium by nature is a large monolithic building element, the accent colored wainscot at ground level, subsequent horizontal accent bands, horizontal and vertical control joints, corner pilasters, and doors and windows on the east fagade are all employed to help reduce the gymnasium's visual mass and to serve as more human and pedestrian scale building features. These elements are necessary because even. if the south and east sides of the gymnasium were not going to be concealed by future construction, fenestration, particularly near floor level, is an inappropriate architectural element given the nature of the space's use. Siting and Landscaping Most design review siting and building layout considerations and criteria are not applicable due to the fact that the project is the next in a series of planned additions to a previously approved project. The additional parking spaces shown in the northeast corner of the site and the playground and playfield areas are the same as conceptually shown as future development on the Phase 1 site plan that was submitted with the original Certificate of Zoning Compliance application. Although all secondary gymnasium exits / entrances will be connected to vehicular driveway and parking areas by new sidewalks, landscape treatment in the immediate vicinity of the addition is by necessity kept to a minimum due to forthcoming building construction. It should be noted that some of this subsequent construction may occur within as little as two years. For this reason, only grass is proposed in the square area bounded by temporary sidewalks on the west side of the addition. At the beginning and end of the school day this area may receive significant foot traffic and class queuing, making the planting of shrubbery and the use of mulch and gravel type ground -covers inappropriate, and the short term investment in trees unwarranted. Landscape treatment and materials proposed within and around the new parking area in the northeast corner of the site are in keeping with the landscape treatment on the balance of the site that was, previously approved.
