This project is located on the parcel of property directly east of Cherry Plaza. Total land area involved in the development is approximately two acres, including one-half acre that has been sold to Citizen's National Bank. The bank is not a part of our project but is shown in our site plan because we feel it is important from a planning standpoint to integrate this project, the bank and Cherry Plaza to .facilitate vehicular and pedestrian traffic. Citizen's Center will house approximately 27,500 square foot of buildings, the majority of which will be leased to professional office space tenants. We have provided for eighty-four parking spaces which gives a building square foot to parking space ratio of 327. From our own experience and the City of Boise's Ordinance of one space for each 400 square feet of building, we feel we have provided more than adequate parking for this particular use. We are creating a financial, professional center and anticipate the majority of our tenants will be in the following businesses: real estate, mortgage loans, appraisals, title companies, accountants, attorneys, engineers, architect and insurance companies. The building on the south- west corner of the property is planned as a retail facility. We are striving to attract professionally related businesses that do not generate much vehicular traffic. Although the final building materials have not been selected, we have done a preliminary rendering showing a building envelope of either stucco or scored block and an "earth -tone" color scheme. Much research has been done already into making this project as energy efficient as can be accomplished with today's building materials and technology. The project will be heavily landscaped as can be seen from the site plan and rendering. All signs will be of a low-key professional character and completely integrated into the building design. Orton inquired if they would resubmit at an acceptable density. Leishman stated that they could cut one unit out and go for a Tri -Flex. Chief: With the present traffic problem at the N. curve area the addition of this center will be a great traffic hazard to vehicles entering and leaving the center. The entry -exit to this center is in the middle of the worst part of the curve. Waiting until the curve is changed to a T inter- section would help to eliminate this problem. 3. Central Dist. Joe Glaisyer: I recommend approval - for final approval though, I would hope we could have renderings of the building - Also I think there should be additional parking. 5. Postmaster: No Comment 6.
