Conditions of Approval: Project is subject to all current City of Meridian ordinances and conditions
of approval for the Devon Park Subdivision / Fairview Lakes development. Issuance of this permit
does not release the Applicant from any previous requirements of the other pen -nits issued for this
site. The issuance of this permit does not release the applicant from any requirements of the
approved Planned Development (CUP -02-014) and subsequent amendments (CUP -03-0 1, CUP -03 -
054, CUP -05-023, MCU -07-002), the Preliminary and Final Plat (PP -05-018 & FP -06-015), as well
as any Development Agreement in effect for this site.
1) The hours of operation for the businesses on the subject site shall be limited to the
hours between 6 am and 10 pm.
2) The use of hysters, forklifts, and similar equipment shall not be allowed outside of
the structure on the subject site.
3) One roll -up loading door is allowed in compliance with the proposed elevation. Said
roll -up door shall not exceed eight (8') feet in height and shall include
windows/glazing.
Site/ Landsc4ping Plan: The site plan prepared by Doug Tamura, labeled Sheet ALO and dated May
1, 2007, March 11, 2008, is approved (stamped "Approved" on April 1, 2008, by the Meridian
Planning Department) with no changes.
The approved Landscape / Site Plan IS NOT to be altered without prior written approval of the
Planning Department. No field changes to site / landscape plan permitted; prior written approval of
all material changes is required.
Prior to final inspection and sign off for this project, a written Certificate of Completion shall be
submitted to the Planning Department, prepared by a landscape architect, landscape designer, or
qualified nurseryman responsible for the landscape plan upon completion of the landscape
installation. The Certifi * cate of Completion shall verify that all landscape improvements, including
plant materials and sprinkler installation, are in substantial compliance with the approved site /
landscape plan.
Elevations: The Elevations prepared Doug Tamura, labeled Sheet A5.0, and dated May 1, 200.7,
March 11, 2008, are approved (stamped "Approved" on April 1, 2008, by the Meridian Planning
Department) with the following changes (see redline changes on plan):
a) Install an additional window on the north side of the proposed structure;
b) Install windows/glazing on the roll -up door on the south side of the building.
Parking: The proposed parking axeas shall be paved and striped in accordance with UDC 11-313.
Project engineer/architect shall certify that the number and size of handicap -accessible spaces
conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have
signage in accordance per ADA.
Curbing: Per UDC 11 -3C -5B, all landscape areas and sidewalks adjacent to driveways,
parking lots, or other vehicle use areas, must be protected by curbing, and wheel stops or other
approved protective devices. Overhang is allowed and wheel stops / protective devices not
required when two feet (21) is added to the width of the adjacent sidewalk or landscaped area.
Curbing may be cut to allow for storm water runoff.
Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks shall be
constructed prior to occupancy.
Handiggp-Accessibili1y: The structure, site improvements, and parking areas must be in compliance
with all federal handicap -accessibility requirements.
Drainage: ' Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully
vegetated, and shall be designed in compliance with LJDC 11 -3B- 11 and UDC 11 -3A- 18.
Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per
the approved specifications and in accordance with UDC 11 -3 A- 15.
Fencing: Any required or proposed fencing shall be installed with current fencing standards as
defined in UDC 11 -3A-7.
Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in
accordance with the Tree Preservation section of the City's Landscape Ordinance. Per UDC I I -3B-
10, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) for approval of
protection/relocation measures for the existing trees prior to construction. Any severely damaged tree
must be replaced in compliance with UDC 11 -3B -10-C.5.
Lighting: Lighting shall not cause glare or impact the traveling public or neighboring
development and comply with lighting standards as defined in UDC 11-3A-11.
Signage: No signs are approved with this CZC. All business signs will require a separate sign
permit in compliance with UDC 11-31).
Trash Enclosure: All dumpster(s) must be screened in accordance with UDC -1 1-3A-12. Trash
enclosures must be built in the location and to the size approved by SSC.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit.
If any changes must be made to the site plan to accommodate the ACHD requirements, a new site
plan shall be submitted to the City of Meridian Planning staff for approval prior to the issuance of a
building permit.
Certificate of OccLipangy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A written certificate of completion shall be prepared by the landscape
architect, landscape designer or qualified nurseryman responsible for the landscape plan upon
completion of the landscape installation. The Certificate of Completion shall verify that all landscape
improvements, including plant materials and sprinkler installation, are in substantial compliance with
the approved landscape plan. A Temporary Certificate of Occupancy may be obtained by providing
surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the
remaining improvements. A bid must accompany any request for Temporary Occupancy.
Plan Modifications: Except for the changes mentioned above, the approved Site / Landscape Plan
stamped "Approved" on April 1, 2008, and Elevations, are not to be altered without prior written
approval of the Planning Department. No significant field changes to the site or landscape plans are
permitted; prior written approval of all changes is required.
Note: If the plat for the subdivision in which this property lies has not been recorded, all
subdivision improvements shall be installed prior to occupancy of the first structure in the
subdivision.

Comments:
Conditions of Approval: Project is subject to all current City of Meridian ordinances and conditions of
approval for the Devon Park Subdivision / Fairview Lakes development. Issuance of this permit does not
release the Applicant from any previous requirements of the other permits issued for this site. The issuance of
this permit does not release the applicant from any requirements of the approved Planned Development (CUP -
02 -014) and subsequent amendments (CUP -03 -01, CUP -03-054, CUP -05-023), the Preliminary and Final Plat
(PP -05-018 & FP -06-015), as well as any Development Agreement in effect for this site. Because specific
users for this building are not proposed at this time, any future tenants must obtain tenant
improvement sign off from the Planning Department, prior to Occupancy.
Site/Landscaping Plan: The site plan prepared by Doug Tamura, labeled Sheet ALO and dated September 9,
2008, is approved (stamped "Approved" on September 15, 2008, by the Meridian Planning Department) with
no changes.
The approved Site Plan/Landscape IS NOT to be altered without prior written approval of the Planning
Department. No field changes to the approved plan are permitted; prior written approval of all material changes
is required. Prior to final inspection and sign off for this project, a written Certificate of Completion
shall be submitted to the Planning Department, prepared by a landscape architect, landscape designer,
or qualified nurseryman responsible for the landscape plan upon completion of the landscape
installation. The Certificate of Completion shall verify that all landscape improvements, including plant
materials and sprinider installation, are in substantial compliance with the approved site/landscape
plan.
Elevations: The Elevations prepared Doug Tamura, labeled Sheet A5.0, and dated September 9 , 2008, are
approved (stamped "Approved" on September 15, 2008, by the Meridian Planning Department) with no
changes. No changes to the approved elevations are permitted; prior written approval of all material changes is
required.
Trash Enclosure: During a conversation with staff on September 9, 2008 the applicant indicated the
trash enclosure(s) shall be designed to be consistent with the proposed office buildings (i.e. stucco
finish). The trash enclosure (s) shall be complete priorto occupancyof the first buildiar, All dumpster(s)
must be screened in accordance with UDC -1 1-3A-12. Trash enclosures must be built in the location and to the
size approved by SSC.
Parking: (existing per CZC-06-030) The proposed parking areas shall be paved and striped in accordance
with UDC 11-313. Project engineer/architect shall certify that the number and size of handicap -accessible
spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage
in accordance per ADA.
Cudjjng� (existing per CZC-06-030) Per LTDC 11 -3C -5B, all landscape areas and sidewalks adjacent to
driveways, parking lots, or other vehicle use areas, must be protected by curbing, and wheel stops or other
approved protective devices. Overhang is allowed and wheel stops / protective devices not required when two
feet (2') is added to the width of the adjacent sidewalk or landscaped area. Curbing may be cut to allow for
storm water runoff.
Sidewalks: (existing per CZC-06-030) All sidewalks shall be constructed in accordance with 11-3A-17.
Sidewalks shall be constructed prior to occupancy.
Handicap -Accessibility: The structure, site improvements, and parking areas must be in compliance with all
federal handicap -accessibility requirements.
Drainage: Storm water drainage swales shall not have a slope steeper than 3: 1, shall be fully vegetated, and
shall be designed in compliance with UDC 11 -3 B- I I and UDC 11 -3A-1 8.
Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per the
approved specifications and in accordance with UDC 11-3A-15.
Fencin& Any required or proposed fencing shall be installed with current fencing standards as defined in
UDC 11-3A-7.
Protection of Existing Trees 7 Any existing trees on site must be protected or mitigated for in accordance with
the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B-10, coordinate with the
Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the
existingtrees priorto construction. Any severely damaged tree mustbereplaced in compliance with UDC 11-
3B -10-C.5.
Lig_hting: Lighting shall not cause glare or impact the traveling public or neighboring development and
comply with lighting standards as defined in LTDC 11-3A-11.
Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in
compliance with UDC 11-31).
ACED Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any
changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be
submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit.
Certificate of OcMancy: All required improvements must be complete prior to obtaining a Certificate of
Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the
form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. A bid
must accompany any request for Temporary Occupancy.
Plan Modifications: Except for the changes mentioned above, the approved Site[Landscape Plan stamped
"Approved" on September 15, 2008, and Elevations are not to be altered without prior written approval ofthe
Planning Department. No significant field changes to the site or landscape plans are permitted; prior written
approval of all changes is required.

KV — Doug Tamura called me a couple of days ago concerned about our standard requirement for
wheel stops in phase 3 of Devon Park. After reviewing our code and speaking with Anna, we do not
need to have him bring that parking lot up to current standards regarding wheel stops. Because he
went through the correct process to obtain a CZC from us, the parking lot is a legal non -conforming
use; unless he is modifying the parking, no changes to the parking lot use should be required. Can
you please make sure this e-mail and direction gets into both of your current CZC's out there? I will
print a copy and put it in the old Parking lot CZC you did a few years ago too so as other CZCs
come in we are consistent (leaving a clear record for 5 years+). Thanks.

Conditions of Approval: Project is subject to all current City of Meridian ordinances and conditions
of approval for the Devon Park Subdivision / Fairview Lakes development. lssuance of this permit
does not release the Applicant from any previous requirements of the other permits issued for this
site. The issuance of this permit does not release the applicant from any requirements of the
approved Planned Development (CUP -02-014) and subsequent amendments (CUP -03-0 1, CUP -03-
054, CUP -05-023, MCU -07-002), the Preliminary and Final Plat (PP -05-018 & FP -06-015), as well
as any Development Agreement in effect for this site.
1) The hours of operation for the businesses on the subject site shall be limited to the
hours between 6 am and 10 pm.
2) The use of hysters, forklifts, and similar equipment shall not be allowed outside of
the structure on the subject site.
3) One roll -up loading door is allowed in compliance with the proposed elevation. Said
roll -up door shall not exceed eight (81) feet in height and shall include
windows/glazing.
Site/ Landscaping Plan: The site plan prepared by Doug Tamura, labeled Sheet ALO and dated May
1, 2007, March 11, 2008, is approved (stamped "Approved" on April 1, 2008, by the Meridian
Planning Department) with no changes.
The approved Landscape / Site Plan IS NOT to be altered without prior written approval of the
Planning Department. No field changes to site / landscape plan permitted; prior written approval of
all material changes is required.
Prior to final inspection and sign off for this project, a written Certificate of Completion shall be
submitted to the Planning Department, prepared by a landscape architect, landscape designer, or
qualified nurseryman responsible for the landscape plan upon completion of the landscape
installation. The Certifi ' cate of Completion shall verify that all landscape improvements, including
plant materials and sprinkler installation, are in substantial compliance with the approved site /
landscape plan.
Elevations: The Elevations prepared Doug Tamura, labeled Sheet A5.0, and dated " 1, 2007
March 11, 2008, are approved (stamped "Approved" on April 1, 2008, by the Meridian Planning
Department) with the following changes (see redline changes on plan):
a) Install an additional window on the north side of the proposed structure;
b) Install windows/glazing on the roll -up door on the south side of the building.
Parking: The proposed parking areas shall be paved and striped in accordance with UDC 11-313.
Project engineer/architect shall certif� that the number and size of handicap -accessible spaces
conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have
signage in accordance per ADA.
Curbing: Per UDC 11 -3C -5B, all landscape areas and sidewalks adjacent to driveways,
parking lots, or othervehicle use areas, must be protected by curbing, andwheel stops or other
approved protective devices. Overhang is allowed and wheel stops / protective devices not
required when two feet (2) is added to the width of the adjacent sidewalk or landscaped area.
Curbing may be cut to allow for storm water runoff.
Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks shall be
constructed prior to occupancy.
Handicap -Accessibility: The structure, site improvements, and parking areas must be in compliance
with all federal handicap -accessibility requirements.
Drainaac: Storm water drainage swales shaH not have a slope steeper than 3:1, shall be fully
vegetated, and shall be designed in compliance with UDC I 1 -313- 11 and UDC 11 -3A- 18.
Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per
the approved specifications and in accordance with UDC 11 -3A- 15.
Fencing: Any required or proposed fencing shall be installed with current fencing standards as
defined in UDC 11 -3A-7.
Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in
accordance with the Tree Preservation section of the City's Landscape Ordinance. PerUDC11-313-
10, coordinate with the Parks Department Arborist (Elroy Huff 888-3579) for approval of
protection/relocation measures for the existing trees prior to construction. Any severely damaged tree
must be replaced in compliance with UDC 11-313-10-C.5.
Lig_hting: Lighting shall not cause glare or impact the traveling public or neighboring
development and comply with lighting standards as defined in UDC 11-3A-11.
Signage: No signs are approved with this CZC. All business signs will require a separate sign
permit in compliance with UDC 11-31).
Trash Enclosure: All dumpster(s) must be screened in accordance with UDC -11-3A-12. Trash
enclosures must be built in the location and to the size approved by SSC.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit.
If any changes must be made to the site plan to accommodate the ACHD requirements, a new site
plan shall be submitted to the City of Meridian Planning staff for approval prior to the issuance of a
building permit.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A written certificate of completion shall be prepared by the landscape
architect, landscape designer or qualified nurseryman responsible for the landscape plan upon
completion of the landscape installation. The Certificate of Completion shall verify that all landscape
improvements, including plant materials and sprinkler installation, are in substantial compliance with
the approved landscape plan. A Temporary Certificate of Occupancy may be obtained by providing
surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the
remaining improvements. A bid must accompany any request for Temporary Occupancy.
Plan Modifications: Except for the changes mentioned above, the approved Site / Landscape Plan
stamped "Approved" on April 1, 2008, and Elevations, are not to be altered without prior written
approval of the Planning Department. No significant field changes to the site or landscape plans are
permitted; prior written approval of all changes is required.
Note: If the plat for the subdivision in which this property lies has not been recorded, all
subdivision improvements shall be installed prior to occupancy of the first structure in the
subdivision.

Conditions of Approval: Project is subject to all current City of Meridian ordinances and conditions of approval
for the Devon Park Subdivision / Fairview Lakes development. Issuance of this permit does not release the
Applicant from anyprevious requirements of the otherperrints issuqdI�)r this site. The issuance ofthis permit does
not release the applicant from any requirements of the approved laimed Development (CUP -02-014) and
subsequent amendments (CUP -03-01, CUP -03-054, CUP -05-023), the Preliminary and Final Plat (PP -OS -01 8 &
FP -06-015), as well as any Development Agreement in effect forthis site. Because specific users for this building
are not proposed at this time, any future tenants must obtain tenant improvement sign off from the Planning
Department, prior to Occupancy.
Site/ Landscaping Plan- The site plan prepared by Doug Tamura, labeled Sheet A1.0 and dated May 1, 2007, is
approved (stamped "Approved" on May 2, 2007, by the Meridian Planning Department) with no changes.
The approved Landscape / Site Plan IS NOT to be altered without prior written approval of the Planning
Department. No field changes to site / landscape plan permitted; prior written approval of all material changes is
required.
Prior to final inspection and sign off for this project, a written Certificate of Completion shall be submitted to the
Planning Department, prepared by a landscape architect, landscape designer, or qualified nurseryman responsible
for the landscape plan upon completion of the landscape installation. The Certificate of Completion shall verify
that all landscape improvements, including plant materials and sprinkler installation, are in substantial compliance
with the approved site / landscape plan.
Elevations: The Elevations prepared Doug Tamura, labeled Sheet A5.0, and dated May 1, 2007, are approved
(stamped "Approved" on May 2, 2007, by the Meridian Planning Department) with the following changes (see
redline changes on plan):

a) Install two windows on the north side of the proposed structure, or
b) Install one window on the north side and one window on the west side of the building.
Parking: The proposed parking areas shall be paved and stripedlin accordance with UDC 11-313. Project
engineer/architect shall certify that the number and size of handicap -accessible spaces conforms to the Americans
with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA.
Curbing: Per UDC 11 -3C -5B, all landscape areas and sidewalks adjacent to driveways, parking lots, or other
vehicle use areas, must be protected by curbing, and wheel stops or other approved protective devices.
Overhang is allowed and wheel stops / protective devices not required when two feet (2') is added to the
width of the adjacent sidewalk or landscaped area. Curbing may be cut to allow for storm water runoff.
Sidewalks: All sidewalks shall be constructed in accordance with I I -3A- 17. Sidewalks shall be constructed prior
to occupancy.
Handicap -Accessibility: The structure, site improvements, and parking areas must be in compliance with all
federal handicap -accessibility requirements.
Drainage: Storm water drainage swales shall not have a slope steeper than 3: 1, shall be fully vegetated, and shall
be designed in compliance with LJDC 11 -3 13- 11 and tJDC I I -3A- 18.
Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per the approved
specifications and in accordance with UDC 11-3A-15.
Fend= Any required or proposed fencing shall be installed with current fencing standards as defined in LJDC I I -
3A -7.
Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in accordance with the
Tree Preservation section of the City's Landscape Ordinance. Per LJDC 11-313-10, coordinate with the Parks
Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures forthe existingtrees
prior to construction. Any severely damaged tree must be replaced in compliance with LJDC 11-313-10-C.5.
Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development and
comply with lighting standards as defined in LTDC 11-3A-11.
Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in
compliance with UDC 11-3D.
TrashEnclosure: All dumpster(s) must be screened in accordance with UDC -I 1-3A-12. Trash enclosures must be
built in the location and to the size approved by SSC.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes
must be made to the site plan to accommodate the ACED requirements, a new site plan shall be submitted to the
City of Meridian Planning staff for approval prior to the issuance of a building permit.
Certificate of Occupancy. All required improvements must be complete prior to obtaining a Certificate of
Occupancy. A written certificate of completion shall be prepared by the landscape architect, landscape designer or
qualified nurseryman responsible for the landscape plan upon completion of the landscape installation. The
Certificate of Completion shall verify that all landscape improvements, including plant materials and sprinkler
installation, are in substantial compliance with the approved landscape plan. A Temporary Certificate of

Conditions of Approval: Project is subject to all current City of Meridian ordinances and conditions of
approval for the Devon Park Subdivision No. 3 (PP -05-018) and Conditional Use Permit (CUP -05-023) and
Development Agreement.
Site / Landscaping: The Landscape Plan prepared by Tamura & Associates, on February 14, 2006, labeled
CZC-1, is approved (stamped "Approved" on March 1, 2006 by the Meridian Planning Department) with the
following changes (see redtine changes on plan): 1) UDC 11 -3B-8.C.2.c requires interior landscape planters
at the ends of rows of parking. Add landscape planters to the ends of the parking rows near the northwest
corner of the site; 2) UDC I I -3B-8.C.2.d requires each interior planter that serves a single row of parking
spaces to be landscaped with at least one tree and covered with low shrubs, lawn, or other vegetative
groundcover; double row planters require two trees and vegetative groundcover. Add trees and groundcover
to the planters required in Note #1 above and in the planter adjacent the parking on the southeast
corner of the site; 3) UDC 11-313-5 requires woody shrubs to be from a minimum 2 gallon pot, a I gallon
shrub is proposed on the submitted plan. Install all plant material in accordance with UDC 11-313-1; 4)
UDC 11-3C-5 requires two-way drive aisles be a minimum of 25 feet in width. Revise the southern most
drive aisle to meet this requirement. Other than the above-mentioned changes, the approved landscape plan
is not to be altered without prior written approval of the Planning Department. No field changes to landscape
plan permitted; prior written approval of all material changes is required.
Structures: All structures shall receive a Certificate Zoning Compliance permit prior to building permits being
issued.
Irrigatio : An underground, pressurized irrigation system must be installed to all landscape areas per the
approved specifications and in accordance with UDC I I -3A- 15.
Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in accordance with
the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B-10, coordinate with the
Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the
existingtrees priorto construction. Anyseverely damaged tree mustbe replaced in compliancewith UDC I I-
313 -10-C.5.
PukiM The proposed parking areas shall be paved and striped in accordance with UDC 11-313. Project
engineer/architect shall certify that the number and size of hand icap-accessible spaces conforms to the
Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA
and signed accessible.
Corbin : Per UDC 11-3B-51, all landscape areas adjacent to driveways, parking lots, or other vehicle use
areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbingmaybecutto
allow for storm water runoff.
Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks shall be constructed
prior to occupancy.
Drainage: Storm water drainage swales shall not have a slope steeper than 3: 1, shall be fully vegetated, and
shall be designed in compliance with UDC I 1 -313- 11 and UDC I I -3A- 18.
Fencing: Any required or proposed fencing shall be installed with current fencing standards as defined in
UDC 11-3A-7.
Lightin : Lighting shall not cause glare or impact the traveling public or neighboring development and
comply with lighting standards as defined in UDC 11-3A-11. A photometric report was not submitted with
this application. Any new lighting proposed shall be subject to a photometric test.
Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in
compliance with UDC 11-3D.
TrashEnclosure: All dumpster(s) must be screened in accordance with UDC -11-3A-12. Trashenclosures
must be built in the location and to the size approved by SSC.
Handicap -Accessibility: The structure, site improvements and parking areas must be in compliance with all
federal handicap -accessibility requirements.
ACHDAcceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any
changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be
submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit.
Certificate of Occupan : All required improvements must be complete prior to obtaining a Certificate of
Occupancy. A written certificate of completion shall be prepared by the landscape architect, landscape designer
or qualified nurseryman responsible for the landscape plan upon completion of the landscape installation. The
Certificate of Completion shall verify that all landscape improvements, including plant materials and sprinkler
installation, are in substantial compliance with the approved landscape plan. A Temporary Certificate of
Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the
amount of 110% of the cost of the remaining improvements. A bid must accompany any request forTemporary
Occupancy.
Plan Modifications: Except for any changes mentioned above, the approved Site Plan / Landscape Plan
stamped "Approved" on March 1, 2006, are not to be altered without prior written approval of the Planning
Department. No significant field changes to the site or landscape plans are permitted; prior written approval of
all changes is required.
