The issuance of this permit does not release the applicant from any requirements of any previously approved conditions imposed on this site. Site Plan: The site plan prepared by Miller Associates, Inc., labeled A-0, which is dated February 21, 2006, and stamped "approved" on February 1, 2007 by the Meridian Planning and Zoning Department, is approved with no changes. The approved site plan is not to be altered without prior written approval of the Planning and Zoning Department. Landscapinl7: No new landscaping is required with this application (see CUP-04-010 Conditions of Approval), except for the required mitigation of two (2) existing trees to be removed from the lease area on site (see below). Protection of Existing Trees: Any existing trees on site must be protected in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B-10.5, mitigation shall be required for all existing trees four-inch (4") caliper or greater that are removed from the site with equal replacement of the total calipers lost on site up to an amount of one hundred percent (100%) replacement. (Example: two (2) 10-inch caliper trees removed maybe mitigated with four (4) 5-inch caliper trees, five (5) 4-inch caliper trees, or seven (7) 3-inch caliper trees.) Antennae: The antennae shall be less than four (4) square feet in area and mounted to the existing tower as proposed. Antennae shall be required to blend into the surrounding environment by paint or other camouflaging architectural treatment, except in instances where the color is dictated by federal or state authorities such as the federal aviation administration. All metal shall becorrosive-resistant or treated to prevent corrosion. Where the applicant does not own the supporting structure, antennae attached to support structures shall be allowed only. after securing a license agreement with the owner and other responsible parties, as applicable. Co-location: The communication tower shall be designed (structurally, electrically, and in all respects) to accommodate both the existing and proposed antennae, and for at least one (1) additional user if the tower is over one hundred ten feet (110') in height and for no other additional users if the tower is over fifty feet (50') in height. Handicap=Accessibility: The structure, site improvements and parking must be in compliance with all federal handicap-accessibility requirements. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with the MCC. Li htin :Lighting shall not cause glare or impact the traveling public or neighboring development. Si na e: No signs are approved with this CZC. All signs will require a separate sign permit in compliance with the sign ordinance. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. A bid must accompany any request for Temporary Occupancy. Plan Modifications: The approved Site Plan, stamped "approved" on February 1, 2007 is not to be altered without prior written approval of the, Planning and Zoning Department. If the site plan or use should change in the future, ACHD will review the site plan and may require improvements to the transportation system at that time.
