No field changes to landscape plan permitted; prior written approval of all material changes is required. Elevations: The Elevations prepared by David E. Waldron, labeled Sheets A-3 & A-4, and dated January 24, 2007, are approved with no changes from the Planning Department. Irri atg ion: An underground, pressurized irrigation system must be installed to all landscape areas per the approved specifications and in accordance with UDC 11-3A-15. Parkin: The. proposed parking areas shall be paved and striped in accordance with UDC 11-3B. Project engineer/architect shall certify that the number and size ofhandicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA. Curbing: Per UDC 11-3C-SB-4, all sidewalks and landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow for storm water runoff Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than3:1, shall be fully vegetated, and shall be designed in compliance with UDC 11-3B-11 and UDC 11-3A-18: Li hg tiny: Lighting shall not cause glare or impact the traveling public or neighboring development and comply with lighting standards as defined in UDC 11-3A-11. Si a e: No signs are approved with this CZC. All business signs will require a separate sign permit in compliance with UDC 11-3D. Trash Enclosure: All dumpster(s) must be screened in accordance with UDC-11-3A-12. Trash enclosures must be built in the location and to the size approved by SSC. Handicap-Accessibility: The structure, site improvements, and parking areas must be in compliance with all federal handicap-accessibility requirements. ACHD Acce tp ance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit. Certificate of Occupancy All required improvements must be complete prior to obtaining a Certificate of Occupancy. A written certificate of completion shall be prepared by the landscape architect, landscape designer or qualified nurseryman responsible for the landscape plan upon completion of the landscape installation. The Certificate of Completion shall verify that all landscape improvements, including plant materials and sprinkler installation, are in substantial compliance with the approved landscape plan. A Temporary Certificate of Occupancy maybe obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. A bid must accompany any request for Temporary Occupancy. Plan Modifications: Except for the changes. mentioned above, the approved Site Plan, Landscape Plan stamped "Approved" on May 3, 2007, and Elevations, are not to be altered without prior written approval of the Planning .Department. No. 2, Lot 8 Dear Amanda, Following please find an Administrative Review Application for a modification to Certificate of Zoning Compliance (MCZC-07-020) for a project underway located at Lot 8, Sparrowhawk Sub. No. 2. The proposed building is a commercial office building of 7,286 sq. ft., divided up into a multiple business office arrangement. The total number of offices is flexible to meet future tenant demands as they arise. This modification requests a change to the landscape plan. We would like to insta117'-0" sidewalks instead of 5'-0" as we showed previously, and we would like to delete the sod area surrounding the building. The proposed planting would stay the same, but we would spread them out to compensate for the deleted sod. The building is 25'-0" tall, with a 6:12 pitched roof. Asphalt composition shingles have been called out on the roof, with a mechanical well located to hide any mechanical equipment. The exterior elevations feature a combination of stone and beveled cedar siding. Each exterior elevation has an entry centrally located featuring a storefront glass system. The exterior elevations are articulated such that the mass of the building is broken up into smaller forms. Landscaping is in keeping with the subdivision landscape concept, which has been previously approved, and parking is more than adequate for a building of this size. Filing Fee: The Commission may, from time to time, set reasonable fees to be charged the applicant for the processing of appeals, to cover administrative costs. b. Initiation: An appeal is initiated by the filing of a written notice of appeal with the Secretary of Highway Systems, which must be filed within ten (10) working days from the date of the decision that is the subject of the appeal. The notice of appeal shall refer to the decision being appealed, identify the appellant by name, address and telephone number and state the grounds for the appeal. The grounds shall include a written summary of the provisions of the policy relevant to the appeal and/or the facts and law relied upon and shall include a written argument in support of the appeal. The Commission shall not consider a notice of appeal that does not comply with the provisions of this subsection. c. Time to Reply: The ROWDS Manager shall have ten (10) working days from the date of the filing of the notice of appeal to reply to the notice of the appeal, and may during such time meet with the appellant to discuss the matter, and may also consider and/or modify the decision that is being appealed. A copy of the reply and any. modifications to the decision being appealed will be provided to the appellant prior to the Commission hearing on the appeal. d. Notice of Hearing: Unless otherwise agreed to by the appellant, the hearing of the appeal will be noticed and scheduled on the Commission agenda at a regular meeting to be held within thirty (30) days following the delivery to the appellant of the ROWDS Manager's reply to the notice of appeal. A copy of the decision being appealed, the notice of appeal and the reply shall be delivered to the Commission at least one (1) week prior to the hearing. e. The proposed building is a commercial office building of 7,286 sq. ft., divided up into a multiple business office arrangement. The total number of offices is flexible to meet future tenant demands as they arise. The building is 25'-0" tall, with a 6:12 pitched roof. Asphalt composition shingles have been called out on the roof, with a mechanical well located to hide any mechanical equipment.
