with no changes. All existing landscaping shall be protected and preserved.
Site Plan: The Site Plan prepared by Maxey Tookey Architects L.L.P., on January 1, 2007, labeled Sheet SD -
2, is approved (stamped "Approved" on January 17, 2007 by the Meridian Planning Department) with no
changes. The approved site plan is not to be altered without prior written approval of the Planning Department.
Elevations: The Elevations prepared by Maxey Tookey Architects L.L.P., labeled Sheet A- 1, dated on January
1, 2007 are approved with no changes from the Planning Department.kjefb
Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-1 7. Sidewalks shall be constructed
prior to occupancy.
Drainage: Storm water drainage swales shall not have a slope steeper than 3: 1, shall be fully vegetated, and
shall be designed in compliance with UDC I 1 -313- 11 and UDC 11 -3A- 18.
Lightin : Lighting shall not cause glare or impact the traveling public or neighboring development and
comply with lighting standards as defined in UDC 11-3A-11.
Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in
compliance with UDC 11 -31).
Handicgp-Accessibili : The structure, site improvements and parking areas must be in compliance with all
federal handicap -accessibility requirements.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any
changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be
submitted to the City of Meridian Planning staff for approval prior to the issuance -of a building permit.
Certificate of Occupappy: All required improvements must be complete prior to obtaining a Certificate
of Occupancy. All changes in occupancy need to comply with the requirements of the Building
Department. It is unlawful to use or occupy any building or structure until the Building Official has
issued a certificate of occupancy. A certificate of occupancy or temporary certificate of occupancy is
obtained from the Building Department �208) 887-2211 after inspections are complete and the field
inspection record is returned to the building department.
Plan Modifications: Except for the items mentioned above, the approved Site Plan, Landscape Plan and
Elevations stamped "Approved" on January 17, 2007, are not to be altered without prior written approval of
the Planning Department. No significant field changes to the site or landscape plans are permitted; prior
written approval of all changes is required.

To Whom it may concern:
This property has an existing fire station on it. Specifically Meridian Fire Department Fire Station
No. 1. The existing Fire Station was constructed.in 2000. There is a large paved area in the rear of
the property for training. The fire department would like to. add a New Fire Tower f6r training
purposes. This tower will consist of a bum room for fire training. It will also have a 4 story
structure with different floor configurations so the firemen can train under a multitude of scenarios
The training tower will be constructed of cmu. It will have an enclosed stair tower and an exposed
metal stair tower for training. The cmu will be painted to match the existing Fire Station No. 1.
Along with the Fire Tower there will be a draft pit constructed. The purpose of the draft pit is so the
fire department can test their fire pumps on their fire trucks.

2. Encroachments allowed in any setback: Fire escapes may project a distance
not exceeding one (1) foot.
3. Maximum height limit:
a. The maximum height limitations shall not apply to the following architectural
features not intended for human occupation: spire or steeple, belfry, cupola,
chimney. Such architectural features shall have a maximum height limit of
twenty feet (20') as measured from the roof line.
b. The maximum height limitations shall not al2p to the folkwdpg:_amateur
radio antenna; bridge tower; fire and hose tower; observation tower;
power line tower; smokestack; water tank ' or tower; ventilator; windmill;
wireless communication facility, or other commercial or personal tower
and/or antenna structure; or other appurtenances usually required to be
placed above the level of the ground and not intended for human
occupancy.
c. No exception shall be allowed to the height limit where the height of any
structures will constitute a hazard to the safe landing and take -off of
aircraft in an established airport.
d. Additional height not to exceed twenty percent (20%) of the maximum
height allowed for the district may be approved by the Director through
the Alternative Compliance procedures set forth in Chapter 5
ADMINISTRATION of this Title. Additional height shall be allowed when the
development provides ten percent (10%) of the building square feet in
open space, courtyards, patios, or other usable outdoor space available
for the employees and/or patrons of the structure, excluding required
setbacks and landscape buffers.
e. Additional height exceeding twenty percent (20%) of the maximum height
allowed for the district or when additional height is requested without
providing the required open space in accord with paragraph d. above,
requires approval through a conditional use permit.

In response to your request for comment, the Ada County Highway District (ACHD) staff
has reviewed the submitted application and site plan for the item referenced above. It has
been determined that the Right -of -Way and Development Services Department does not
have any site specific requirements for you at this time due to the fact that all street
improvements exist.
If the site plan or use should change in the future, ACHD will review the site plan and may
require improvements to the transportation system at that time.
Prior to final approval you will need to submit plans to the ACHD Development
Review Department.
A traffic impact fee may be assessed by ACHD and will be due prior to the issuance
of a building permit. Contact ACHD Planning & Development Services at 387-6170
for information regarding impact fees.
Prior to the construction or installation of any roadway improvements (curb, gutter,
sidewalk, pavement widening, driveways, culverts, etc), a permit or license agreement
must be obtained from ACHD.
