Protection of Existing: Any existing trees on site must be protected or mitigated for in accordance with the
Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B-10, coordinate with the Parks
Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the existing trees
prior to construction. Any severely damaged tree must be replaced in compliance with UDC 11 -3B -10-C.5.
Parking: Proposed parking areas shall be paved and striped in accordance with UDC 11-3B. Project
engineer/architect shall certify that the number and size of handicap -accessible spaces conforms to the Americans
with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA and signed
accessible.
Com: Per UDC 11 -3B -5I, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas,
must be protected by curbing, wheel stops, or other approved protective devices. Curbing maybe cut to allow for
storm water runoff.
Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks shall be constructed prior
to occupancy. -
Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall
be designed in compliance with UDC 11-313-11 and UDC 11-3A-18.
Li tin : Lighting shall not cause glare or impact the traveling public or neighboring development and
comply with Iighting standards as defined in UDC 11-3A-11.
Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in
compliance with UDC 11-31).
Trash Enclosure: All dumpster(s) must be screened in accordance with UDC -11-3A-12. Trash enclosures must
be built in the location and to the size approved by SSC.
Handicap -Accessibility: The structure, site improvements and parldng areas must be in compliance with all
federal handicap -accessibility requirements.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any
changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be
submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of
Occupancy. A written certificate of completion shall be prepared by the landscape architect, landscape designer or
qualified nurseryman responsible for the landscape plan upon completion of the landscape installation. The
Certificate of Completion shall verify that all landscape improvements, including plant materials and sprinkler
installation, are in substantial compliance with the approved landscape plan. A Temporary Certificate of
Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount
of 110%0 of the cost of the remaining improvements. A bid must accompany any request for Temporary
Occupancy.
Plan Modifications: Except for the items mentioned above, the approved Site Plan, Landscape Plan and
Elevations stamped "Approved" on September 27, 2006, are not to be altered without prior written approval of
the Planning Department. No significant field changes to the site or landscape plans are permitted, prior written
approval of all changes is required.

RE: Request for Certificate of Zoning Compliance
To Whom It May Concern:
I am making application to receive a Certificate of Zoning Compliance to constrict a warehouse
building of 13,462 square feet. My intent is to construct a quality building rising primarily block
construction with good quality landscaping to serve up to seven tenants for office/warehouse uses. This
project is located in the Medimont Subdivision, which is being marketed as the Stonebridge Business
Park. This is a quality business park with uses similar to the use I am proposing.
I would expect some tenants to have more than one bay, while others will only need one bay for
their business use. I do not expect to have outside storage. I have provided adequate parking to meet any
potential tenant need. The building is laid out to provide parking on the north side with the overhead
doors on the south side for shipping and receiving. I have also provided the ability for trucks to drive
around the building without having to back in or out of the site. I expect the users to have a small amount
of office, with the balance used as warehouse for storage.
I have enclosed a copy of the Development Agreement between the Developer of Medimont
Subdivision and the City of Meridian as well as the Declaration of Covenants, Conditions, and
Restrictions for Medimont Subdivision.

On December 18, 1997 the Ada County Highway District acted on your application for the
above referenced project. The Medimont Subdivision Site Specific Conditions of Approval outline
that no driveway's will be permitted within 150 -feet of Franklin Road (measured near edge to near
edge) without explicit authorization from the Ada County Highway District.
This letter authorizes the applicant to construct one driveway located not closer than 82 -feet
south of Franklin Road (measured near edge to near edge). The applicant may not construct a
curb -cut type facility and is required to construct a curb return type facility with 15 -foot radii
complete with pedestrian ramps. The driveway may not exceed 36 -feet in width and must be paved
its entire width and at least 30 -feet into the site.
District staff believes that this variance is justified because of the current policy in effect for
driveways on this fully improved commercial roadway would allow for an access in this location.
The applicant is directed to work with ACHD Development Review staff in designing the approach.

On December 18, 1997, the Ada County Highway District Commissioners acted on the final plat for
Medimont Subdivision. The conditions and requirements also apply to MCZC-06-175.
The applicant will be required to follow the conditions for Medimont Subdivision including:
• Direct lot access for lot 3 block 2 to E. Franklin and to S. Adkins Way from the Franklin Road Right -
of -Way to a point of 150 -feet south is prohibited.
• All street improvements exist including curb, gutter, and sidewalk for both Adkins Way & Franklin
Road.
The applicant has proposed two driveways on Adkins Way. The first driveway is located approximately
80 -feet south of Franklin Road. The first driveway does not meet the requirements of the subdivision
plat. ACHD will require the applicant to move the proposed driveway a minimum of 150 -feet south of
Franklin Road. The second proposed driveway meets District policy.
• Prior to final approval you will need to submit plans to the ACHD Development Review
Department.
• A traffic impact fee will be assessed by ACHD and will be due prior to the issuance of a
