Staff a.nal�sis: This CZC approval is for a third addition for a 5,000 square -foot warehouse. The
original building consists of a 20,000 square -foot shop. Two additions have been constructed in the
past; an office area consisting of 1,800 square feet and a wood storage building consisting of 3,660
square feet. The office area addition received Certificate of Zoning Compliance approval January 20,
2000, but the addition of the wood storage building did not receive approval from the Planning
Department. The applicants have indicted a 33' x 437' strip on the northwest boundary as being
under their ownership. As best we can discern, this is actually unopened right-of-way. The property
does not currently have direct access to improved right-of-way.
Staff is not requiring the site come into full compliance because it is anticipated that East Broadway
Avenue will be extended in the future. Any extension of East Broadway will require that all the
landscaping, parking and drive aisles for the property will need to be reconstructed.
For this reason, it does not make sense to bring the site in compliance with the Unified Development
Code (UDC) at this time. However, with this approval, there will have been a total of 10,460 square
feet of additions to the original 20,000 square foot structure (52.3%). The UDC 11 -3B -2D3 requires
that "For additions greater than fifty percent (50016) of the existing structure or developed area, all
current landscape standards of this Article shall be met. " Therefore, any future additions,
alterations, or expansions to any part of the site will require the entire site meet the current
landscaping and parking standards set forth in the most recently adopted Meridian City Code.
Conditions of Approval: Project is subject to all current City of Meridian ordinances. The issuance
of this permit does not release the applicant from any previous requirements of the other permits
issued for this site.
Site Plan: The Site Plan prepared by Precision Craft Log & Timber Homes on June 7, 2006, sheet
1.0, is approved (stamped "Approved" on August 15, 2006 by the Meridian Planning Department)
with no changes.
Elevations: The Elevations prepared by Precision Craft Log & Timber Homes on June 7, 2006,
sheets 2.1 and 2.2 are approved with no changes from the Planning Department.
Irri a� tion: Does not apply to this approval.
Curbing: Does not apply to this approval.
Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in
accordance with the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-313-
10, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) for approval of
protection/relocation measures for the existing trees prior to construction. Any severely damaged
tree must be replaced in compliance with UDC 11 -3B -10-C.5.
Parking: Does not apply to this approval.
Sidewalks: Does not apply to this approval.
Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully
vegetated, and shall be designed in compliance with UDC 11-313-11 and UDC 11-3A-18.
Fencing: Any required or proposed fencing shall be installed with current fencing standards as
defined in UDC 11-3A-7
Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development
and comply with lighting standards as defined in UDC 11-3A-11
Signage: No signs are approved with this CZC. All business signs will require a separate sign
permit in compliance with UDC 11-3D.
Trash Enclosure: Any dumpster(s) must be screened in accordance with UDC -11-3A-12. Trash
enclosures must be built in the location and to the size approved by SSC.
Handic�!p-Accessibility: The structure, site improvements and parking must be in compliance with
all federal handicap -accessibility requirements.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit.
If any changes must be made to the site plan to accommodate the ACHD requirements, a new site
plan shall be submitted to the City of Meridian Planning Department staff for approval prior to the
issuance of a building permit.
Certificate of Occupancy: All required improvements must be complete prior to obtaining a
Certificate of Occupancy. A written certificate of completion shall be prepared by the landscape
architect, landscape designer or qualified nurseryman responsible for the landscape plan upon
completion of the landscape installation. The Certificate of Completion shall verify that all landscape
improvements, including plant materials and sprinkler installation, are in substantial compliance with
the approved landscape plan. A Temporary Certificate of Occupancy may be obtained by providing
surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the
remaining improvements. A bid must accompany any request for Temporary Occupancy.
Plan Modifications: Except for the changes mentioned above, the approved Site Plan, stamped
"Approved" on August 15, 2006, and Elevations, and are not to be altered without prior written
approval of the Planning Department. No significant field changes to the site or landscape plans are

Precision Craft New Warehouse Building
6/28/06
Precision Craft Log and Timber homes proposes to build a new warehouse style building on our
property at 711 East Broadway, Meridian, ID 83642. The new building will be 50' wide,
100'long, with an approximate height of 18'.
The new building will be constructed of a concrete slab, steel framing, and metal exterior siding.
There will be 2 overhead doors that allow access to the building on the East and West sides. The
building will be constructed to the east of our existing building, as shown on the plan view. The
construction of the building will be handled by an outside steel building manufacturer.
Precision Craft also proposes to install a diesel fuel tank for the purposes of fueling a new diesel
forklift which was recently purchased. The new tank will sit adjacent to our existing Propane
fuel tank, on the Northeast side of the main building. The proposed location for the new diesel
fuel tank is show on the plan views.
Precision Craft hopes to have construction completed by 9/30/06.
