Site Landsca ep Plan: The Site Plan prepared by Insight Architects, on December 15, 2005, labeled A-1, is approved (stamped "Approved" on Apri120, 2006 by the Meridian Planning Department) with the following changes: 1. UDC 11-3B-8b requires one tree per 35' of perimeter landscaping, add two trees to the east property boundary. See redlines on approved plans for further detail. Other than the changes required above, the approved site plan is not to be altered without prior written approval of the Planning Department. Note: All areas shall be landscaped with Bark mulch or 70% vegetative undercover. The drainage Swale shall be installed as shown with turf/lawn materials the applicant is not requesting a cobble base to the drainage system. Offsite Improvements: The applicant agreed to install slatting along the eastern perimeter of Lot 8 with the CUP approval for Lot 7. The applicant also agreed to install NO PARKING signs as detailed in the CUP approval. Irri ag tion: An underground, pressurized irrigation system must be installed to all landscape areas per the approved specifications and in accordance with UDC 11-3A-15. Protection of Existin Trees: Any existing trees on site must be protected or mitigated for in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B-10, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC 11- 3B-10-C.5. All trees being removed to allow for cross access shall be relocated onsite CZC-03-007 shows three trees which are to be removed to allow for cross access these trees shall be relocated along the common lines between Lots 8 and 7 of Medimont Subdivision Parkin: The proposed parking areas shall be paved and striped in accordance with UDC 11-3B. Project engineer/architect shall certify that the number and size of handicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA and signed "Van Accessible". Curbing: Per UDC 11-3B-SI, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing maybe cut to allow for storm water runoff. Sidewalks: All sidewalks shall be constructed in_accordance with 11-3A-17. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with UDC 11-3B-11 and UDC 11-3A-18. Fencins: Any required or proposed fencing shall be installed with current fencing standards as defined in UDC 11-3A-7. Li htin :Lighting shall not cause glare or impact the traveling public or neighboring development and comply with lighting standards as defined in UDC 11-3A-11. Si na e: No signs are approved with this CZC. All business signs will require a separate sign permit in compliance with UDC 11-3D. Trash Enclosure: All dumpster(s) must be screened in accordance with UDC-11-3A-12. Trash enclosures must be built in the location and to the size approved by SSC. Handicap-Accessibility: The structure, site improvements and parking areas must be in compliance with all federal handicap-accessibility requirements. ACHD Acce tance• All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. A written certificate of completion shall be prepared by the landscape architect landscape desi per or qualified nurseryman responsible for the landscape elan upon completion of the landscape installation The Certificate of Completion shall verify that all landscape improvements, including plant materials and sprinkler installation, are in substantial compliance with the approved landscape plan. The warehouse will contain storage of hardwood lumber to be used for flooring and cabinets. The warehouse will contain wood for wholesale, no milling or finishing of the lumber will be conducted on site. The building will also contain a storage area for floor finishing products, this area will conform to the requirements International Fire Code as to the amounts and types of products stored in the. control areas within the building. The office area will house the business operations for the company along with a wood flooring show room. A cross access easement will be created to allow for the internal circulation of employees and emergency vehicles. This will require improvements of the current Intermountain Wood Products site. The improvements will consist of relocating of the parking area from the north property line to the west property line; the amount of parking will not be changed.
