Except for this change, the approved landscape plan is not to be altered without prior written approval of the Planning Departmenk No field changes to landscape plan permitted; prior written approval of all material changes is required. Site Plan: The Site Plan prepazed by Larson Architects, on March 20, 2006, is approved (stamped "Approved" on March 2S, 2006 by the Meridian Planning Department) with the following ehanges/notes: l) Per UDC 11-3B- S-C2, each interior planter that serves a single row of parking spaces shall be landscaped with at least one tree and shall be covered with low shrubs, Iawn, or other vegetative groundcover, and shall be at least 5- feetwide (measured inside curbs) -Construct all internal planter islands at least 5-feet wide, inside curbs. The approved site plan is not to be altered without prior written approval of the Planning Department. Elevations: The Elevations prepared by Larson Architects, on March 17, 2006, Sheet A-2, are approved with no changes from the Planning Department. Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per the approved speeifcations and in accordance with UDC 11-3A-I5. Pazl~n~: The proposed pazking azeas shall be paved and striped in accordance with UDC 11-3B. Project engineer/azchitect shall certify that the number and size ofhandicap-accessible spies confa~ns to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA and signed accessible. C-~: Per UDC 11-3B-SI, all landscape areas adjacent to driveways and the parlang lot must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow for storm water runoff Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with UDC 11-3B-11 and UDC 11-3A-18. These requirements are from the Conditional Use Permit (CUP-06-002) and CZC-06-040 approvals for Sunbelt. Here are the outstanding requirements: 1) Installation of the 2 solid gates on the northwest and southeast sides of the property 2) Installation of slats within all of the chainlink fencing. 3) Installation of a barrier on the southwest side of the parking area (adjacent to the gravel area). This barrier should help to protect cars parked within the stalls from being backed into orcross- stalldriving in this part of the parking/storage area. 4) Submit a copy of the recorded Record of Survey from Tealeys Land Survey showing the new parcel configuration. 5) Submit a written certification of completion from a landscape architect/nurseryman stating that the landscape materials have been installed per the plan. 6) Apply some type of dust abatement on the gravel area on the southwest side of the site. NOTE: The CUP approval for this use requires that dust abatement on this area be applied annually. 7) I need something in writing from Elroy Huff at Meridian Parks stating that the required landscaping along the west side of your site (or east side of the park site) has been completed and accepted by the Parks Department. You can reach Elroy at 888-3579. As we discussed on the phone, I am willing to sign the temporary aspect of your occupancy card. I will instruct the Building Department that no surety is being held in this case as most of the items listed above require you to do some leg work and are not high-dollar improvements.
