Site Plan: The Site Plan prepared by Cole Poe Architects on March 6, 2006, labeled A1.0, is approved (stamped "Approved" on March 24, 2006 by the Meridian Planning Department) with the following change: All landscape planters within parking lots must be 5 feet wide inside of curb. Please enlarge the planters shown to meet this dimension. Except as noted above, the approved site plan is not to be altered without prior written approval of the Planning Department. Landscape Plan: The Landscape Plan prepared by Cole Poe Architects on March 2, 2006, labeled L1.1, is approved (stamped "Approved" on March 23, 2006 by the Meridian Planning Department) with no changes. The approved site plan is not to be altered without prior written approval of the Planning Department. Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per the approved specifications and in accordance with UDC 11-3A-15. Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B-10, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC 11- 3B -10-C.5. Parking: The proposed parking areas shall be paved and striped in accordance with UDC 11-313. Project engineer/architect shall certify that the number and size of handicap -accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA and signed "Van Accessible". Curbing: Per UDC 11-313-5I, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow for storm water runoff. Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with UDC 11-3B-11 and UDC 11-3A-18. Fencing: Any required or proposed fencing shall be installed with current fencing standards as defined in UDC 11-3A-7. Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development and comply with lighting standards as defined in UDC 11-3A-11. Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in compliance with UDC 11-31). Trash Enclosure: All dumpster(s) must be screened in accordance with UDC -11-3A-12. Trash enclosures must be built in the location and to the size approved by SSC. NOTE: Because the dumpster for this lot is located off-site (to the north), said dumpster shall be sited prior to occupancy of the subject building. Handicap -Accessibility: The structure, site improvements and parking areas must be in compliance with all federal handicap -accessibility requirements. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. A written certificate of completion shall be prepared by the landscape architect, landscape designer or qualified nurseryman responsible for the landscape plan upon completion of the landscape installation. The Certificate of Completion shall verify that all landscape improvements, including plant materials and sprinkler installation, are in substantial compliance with the approved landscape plan. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. A bid must accompany any request for Temporary Occupancy. Plan Modifications: Except for the changes mentioned above, the approved Site and Landscape Plan stamped "Approved" on March 24, 2006, and are not to be altered without prior written approval of the Planning Department. Watertower Lane Suite 202 Meridian, Idaho 83642 Re: Zoning Certificate Application Majestic Retail Building, Project Number: 06-011 The project Owner is currently under contract to purchase the property located at the intersection of Overland Road and Millennium Way — Lot 2 Block 3 of the existing Destination Place Subdivision. The project consists of two new 8,520 square feet multi -tenant retail buildings. Each tenant building will have a maximum of sever! tenant spaces. The buildings are proposed to be constructed of steel columns, beams and roof joists. The exterior is proposed to have metal panel end caps and center tenant spaces. The tenant spaces between are to be E.I.F.S. panels colored to match the existing Majestic Theatre. The storefront is proposed to be anodized aluminum finish with clear low -e insulated glass. We are proposing painted steel canopies on the south side entries to the retail buildings and painted steel "eyebrow" trim at the rear, north elevation, of the building that cantilever 12" from the face of the building. The +/- 20' outdoor patio between buildings is proposed to have pattern scored concrete and painted steel trellis. The trellis is to be constructed of painted tube steel columns with painted tube steel braces, painted tube steel beams and wire mesh between beams. The mechanical system will be located on the roof top and screen,by the 4' high parapet. The electrical systems will be located in an electrical room on the interior of each building. The property is zoned C -G. The project is an allowed use within the C -G zone. The project will be design to comply with the requirements of the C -G zone. The proposed site has and existing 25' wide landscape buffer on Overland Road, a 15' wide landscape buffer on Millennium Way, a 15' wide landscape buffer to the adjacent' property to the west and a 30' wide utility easement to the north which is shared with the adjacent property to the north. The proposed site also has an existing curb cut in the northeast comer to Millennium Way. We are proposing a new (73) stall parking lot with new interior landscape planters. We are required to have (35) parking stalls. The landscape at the perimeter of the lot is existing and we are proposing new 6" concrete curb to finish the edge of the existing landscape. We are proposing that the trash enclosure be located in the southwest corner of the site screen on (3) sides by landscaping and behind the existing irrigation pump house. This is the only location on this site that allow for front entry by the trucks to the trash enclosure. We look forward to working with you on this project.
