• The sales office shall meet the construction standards for commercial occupancy and
obtain all necessary permits as required by the Building Code in accord with Title 10 of
the Meridian Ci 1Vlunicipal Code (IJDC 11-3E-6C)
• When required, the applicant or owner shall obtain a building permit to convert the sales
office to a dwelling or shall remove the sales office within 30 days of the sale or rent of
the final lot or space (LTDC 11-3E-6D)
• The use shall comply with any guidelines, regulations and permitting process required by
any authorizing public agencies, including but not limited to, the Central District Health
Department, Transportation Authority, and Meridian City Departments.

To Whom it May Concern:
Alder Creek Homes in conjunction with the other builders completing construction on
homes in the Saguaro Canyon Subdivision are requesting a variance of the current zoning
for Saguaro Canyon Lot 2 Block 14. Alder Creek is seeking to build into the garage of
the already approved structure a sales office that would serve as the central location for
the on-site sales staff. It is estimated that this office would be in place for about 18-24
months. At which point Alder Creek Homes will remove all interior walls, and remodel
the garage to meet all required codes for garage space and its fire seal from the main
living space.
Currently, the home is under construction and has reached the drywall stage. The home,
as a residence has already received all necessary permits and inspections and is now
waiting for this approval to proceed.
Alder Creek Homes is seeking approval for the Conditional Use Permit of this space
(February 17, 2006) and would request this use be approved for the next twenty-four
months (February 17, 2008).
