To the members of the committee,
in regard to the variance request of Robert Smith of 2590 Weber Rapids Place, Meridian, I:D,
let it be known that we, neighbors and members of the Salmon Rapids Homeowners Association,
are opposed to the granting of the requested variance. The requested variance is not needed by
Robert Smith_ It is a gross overstatement by Mr Smith to state that he requires a 1700 square
foot area to parka 25 foot motor home and place a small tool shed. A 20 foot set back from the
property line is more than adequate for Mr. Smith's stated needs.
It should also be noted that the Covenants, Conditions and Restrictions of Salmon Rapids
Subdivision(C. C. & R's) of the Salmon Rapids subdivision states in Section 7.5 (b), "Fences and
walls shall not extend closer to any street than twenty feet (20') nor project beyond the setback of
the principle building on the Lot...." No Lot owner is allowed to build a fence beyond the
setback of their house. We are not opposed to Mr Smith constructing a fence past the setback of
his home, if it is 20 feet from the property line NOT the requested 10 feet.
There are alternative ways for Mr Smith to plan his landscape and Lot design and still allow
adequate space for a tool shed and R.V. parking. We have suggested to Mr. Smith that he look
at readjusting his plan in order to be more in compliance with existing City ordinances and the
C. C. & R.'s of the Salmon Rapids subdivision; such as parking his R.V. parallel to his home,
parking his R. V. behind his house, or parking his R.V. partly behind his home, within a fence 20
feet from the property line as stated in the preceding paragraph.
•
Mr. Smith should have been aware of the various restrictions of the City Ordinances and the
C. C. & R.'s of the Salmon Rapids subdivision prior to purchasing his home. The City
Ordinances regarding fences were established in order to maintain a high standard of aesthetic
excellence in the City of Meridian.
Thank you for your consideration. We hope that you will give our opinions and concerns full
consideration in your decision.
Sincerely,
and Linda Alexander
