FAX 323-7523 Please accept our application for a spec retail pad building that will be located in the CentrePoint Market Place, northwest corner of Eagle and Ustick. It will be placed between the existing Cheerleaders and Fuddruckers buildings along Eagle Road. The building will be oriented towards the existing shopping center and will have an eight foot wide sidewalk connection to Eagle Road along the south end of the building. The site will also be severed from two access points on Eagle road as well as Ustick Road on the south. A development agreement was entered into between Blue Mazlin Investment and the City of Meridian whereby the conditional use application was waived provided all buildings met certain design standards outlined in the DA (sec. 4.1 a). We believe the architectural design of the building meets or exceeds these requirements as discussed below: * The building's west facade will have a covered overhang to shelter the storefront entries. In addition the west facade will step up and down as well as in and out to create some azchitectural relief. The east side of the building will have 45 degree corners along with vertical and horizontal steps in the building for architectural design. Metal canopies have been added to rear exit doors to provide variety and relief. The north and south side of the building are mirror images and will reflect the same materials as the rest of the building. * The building materials will consist of brick wainscot that will step on the east side to provide some additional interest to the facade along Eagle Road. The remaining three sides of the building will have a wainscot that is a consistent height. There will be two colors of stucco used for the building. One color will be used on the stepped cornice and one for the upper body of the building. The metal canopies along the east side will be an accent color. The window frames will be dark bronze and the glass will be clear for better retail visibility. * The building will have decorative light fixtures in the locations shown on the elevations. There will be soffit lighting along the west side to highlight the store entryways. Additional soffit lighting will be used at the future door locations along Eagle Road. Facades: Facades visible from a public street shall incorporate modulations in the facade, roof line recesses and projections along a minimum of twenty percent (20~) of the length of the facade. b. Primary public entrance(s): The primary building entmnce(s) shall be clearly defined by the architectural design of the building. Windows, awnings, or arcades shall total a minimum of 30% of the facade length facing a public street. c. Roof lines: Roof design shall demonstrate two or more of [he following: a) overhanging eaves, b) sloped roofs; c) two or more roof planes; d) vazying parapet heights; and e) cornices. d. Pattern variations: At leas[ two changes in one (or a combination) of the following shall be incorporated into the building design: color, texture and/materials. e. Mechanical equipment: All ground-level and rooftop mechanical equipment shall be screened to [he height of [he unit as viewed from [he property line. 2. Color and materials: Exterior building walls shall demonstrate the appeazance of high-quality materials of stone, brick, wood or other native materials. Acceptable materials include tinted or textured masonry block, textmed azchitectuml coated concrete panels, tinted or textured masonry block, or stucco or stucco-like synthetic materials.
