& ZONING FEBRUARY 26, 1991
The Special Meeting of the Meridian Planning and Zoning Commission was called to order
by Moe Alidjani at 7:10 P.M., the Chairman arrived at 7:15 P.M.:

FINDINGS OF FACT & CONCLUSIONS OF LAW: LINDA J. ARNOLDZ
Dave Powell: I am an engineer for Toothman Orton Engineering, representing Linda J.
Arnold. What we have is a multi phase concept of single family and we'll call it
duplex but they are actually a proposed to be the townhome type of development.
Explained landscaping plans and layout of this project. (TAPE ON FILE)
This will not be a low income development, this layout before you has 211 lots,
the initial phase that we want to go into immediately upon approval is 47 lots in
the first development.
Alidjani: I have a question for the attorney, don't they have to have a
variance to put a fence on top of a burin.
Crookston: Yes, you would have to obtain a variance.

Crookston: You need to make sure that the lots adjacent to Pine, you need to make
sure in your covenants that you can't have fences on those lot lines that are on
the north.
Powell: What I think we are trying to do is basically do a little bit of landscaping,
we aren't proposing right now to do any significant burming, however we might do
slight bBrming to give -

The Motion was made by Shearer and seconded by Hepper that the Meridian Planning & Zoning
Commission hereby adopts and approves these Findings of Fact and Conclusions as written:

The Motion was made by Shearer and seconded by Alidjani that the Meridian Planning
and Zoning Commmission hereby recommends to the City Council of the City of Meridian
that they approve the annexation subject to the conditions stated herein, but
recommend that zoning of the property be further investigated including having the
Applicant designate what areas would be single family development and what would be
developed as duplexes and then appropriate zones established. A concept plan for
development should also be presented to the City Council prior to final decision.

NOTICE OF SPECIAL MEETING
NOTICE IS HEREBY GIVEN that the Planning and Zoning
Commission of the City of Meridian will hold a special meeting
at 7:00 o'clock p.m., Tuesday, February 26, 1991, at the
Meridian City Hall, 33 East Idaho Street, Meridian, Idaho. The
purpose of said meeting is to take action on the Findings of
Fact and Conclusions of Law on the application of Linda J.
Arnold a/k/a Guandolyn J. Arnold for annexation and zoning of
approximately fifty (50) acres in a portion of the North 1/2 of
the South 1/2 of Section 11, Township 3 North, Range 1 West,
Boise Meridian, Ada County, Idaho, generally known as 2024 West
Pine, Meridian, Idaho, and which is generally located between
Linder Road and Ten Mile Road and between Pine Avenue and the
railroad tracks. That the Applicant requests annexation with
zoning of R-8.
The public is welcome but this is not a public hearing and
no comment or testimony will be taken regarding the above
matter.
