Because the site has y an existing building limiting access to the site and the 20-foot wide vehicle stacking area will alleviate safety concerns, the Director has approved the applicant's alternative compliance request. x '° Elevations: The elevations of the existing building (submitted as pictures) are approved with no ~ -- changes from the Planning Department. Therefore, a trash enclosure is not approved with this CZC approval. Handicap-Accessibility: The structure, site improvements and parking areas must be in compliance with all federal handicap-accessibility requirements. ACRD Acce tp ance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. All changes in occupancy need to comply with the requirements of the Building Department. It is unlawful to use or occupy any building or structure until the Building Official has issued a certificate of occupancy. Photolux Studio is photography based. It will offer portrait, corporate imagery and professional photography as needed: The businesses will employ (3) three people with a maximum of (2) two at this location. Alternate Compliance: Due to the narrow lot design and the location of the existing building and driveway we are asking for the standard 5'-0" landscape easement on the north side of the property to be reduced. We propose a 30"-36" landscape buffer with a combination of a 36" tall wrought iron fence and plants as specified to the existing concrete drive for the first 45'- 0". An existing 6'-0" wood fence beginning from the rear of the property and extending approximately 60' toward the front of the lot will be extended to the beginning of the wrought iron fence. There will be a planting area of the approximate same width with plants as specified along the wood fence. Six additional trees shall be planted at the rear of the property. The property currently hosts a water feature and two landscape islands on the front of the property (see front elevation) that Alex has installed. We also ask for that the existing 10' concrete drive be accepted as ingress/egress for the property.
