Our client is proposing to build a 7,682 s.f. (+/-) multi-tenant retail shell building Pad A on Lot 28
of Block 1, Bienville Square Subdivision. Please note: This building was previously submitted
and subsequently placed on hold. This application is to re-submit with changes made from the
original submittal to increase the building area and change the exterior design and minor site
modifications.
The current design has the highest parapet of the building no higher than 24'-0" above proposed
finished floor. Accent towers, corner accents and pitched gable features are no higher than 34'-
0" above proposed finished floor.
Character: Building Pad A incorporates numerous recesses and projections along both and front
and rear elevations. Because this is amulti-tenant building, each anticipated entrance is clearly
defined by incorporation of window and material treatments. Multiple roof types help to further
accent the building design. Parameter parapets are tall enough to screen the typical rooftop
mounted HVAC unit.
Color ~ Materials: Stucco, cultured stone, brick and wood are used throughout.
Parking Lots: Parking located between the building and primary street (Eagle Road) has been
minimized and is less than the maximum 70% allowed by the City of Meridian.
Pedestrian Walkways: A stained/stamped concrete will be used at each of the curb cuts to
visually cue drivers that a pedestrian may cross. The stamped area will be 8'-0" wide. Note that
the tenant entrances will have various awning covers over each.
