The applicant is proposing a 720 square-foot addition with this approval, which is less than 25% of the existing structures. The combined square-footage of existing buildings on the lot is approximately 10,536 square-feet. Meridian Joint School District is allowed 2,634 square-feet (25%) of additions to their site before they are required to comply with additional landscape standards. The proposed addition is 720 square-feet. These additions and all future additions shall be cumulative and shall be deducted from the 25% (2,634 square-feet) of the existing buildings. The running total is now 7% (720 square-feet): Site Plan: The Site Plan prepared by Hutchison Smith Architects, on January 27, 2005 (revised March 21, 2005), labeled Sheet A 1.1, is approved (stamped "Approved" on September 5, 2008, by the Meridian Planning Department) with no changes. The approved site plan is not to be altered without prior written approval ofthe Planning Department. Elevations: The green house Elevations prepared by Conley's Greenhouse Manufacturing and Sales (Sheet DE380076, revised May 7, 2008) are approved with no changes from the Planning Department. The wind turbine elevations prepared by Skystream 3.7 (Sheet 3-CMLT-1093-03 Rev. NC 7/07) are approved with no changes from the Planning Department. Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B-10, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC 11- 3B-10-C.5. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. All changes in occupancy need to comply with the requirements ofthe Building Department. The first was at 2311 E. Lanark St, and accepted signed off on by Meridian Planning and Zoning but rejected by ACRD. ACRD was no willing to give Meridian Academy an impact fee certificate due to their desire to have easement rights to the property. So, this second CZC is on a piece of property owned by the school district as well (2250 E. Lanark St), and is in walking distance from the school. The school will use the greenhouse (30'x24') as an educational tool for Professional/Technical courses that are offered. The greenhouse will provide ahands-on opportunity for students, and will also help with life skills that the school sees as essential to a student's education. The wind turbine that we desire to install on this piece of property will be used to supplement some of the energy needed to power the greenhouse. Another use for the wind turbine will offer educational opportunities to students about alternative energy. Within the greenhouse no lights will exceed 18001umens.
