Max Steinbach: Input on Possible Annexation of Parcel on North 10 Mile Gordon Leishman: Input on Development Adjacent to Cherry Plaza INPUT INPUT Meridian Planning & Zoning April 9 1984 Regular meeting of the Meridian Planning & Zoning Commssion called to order by Chairman Bob Spencer at 7:30 p.m. Members Present: Marvell Chenowith; Jim Johnson; Walt Morrow; Jim Shearer; Members Absent: Moe Aldijani Others Present: Gordon Leishman; J.W. Gibbs; Max Steinbach; Wayne Crookston Jr.; Jack Niemann; Minutes of the 3-12-84 meeting were approved with correction to Item #4, from At the Lake, Cherry Lane Village #2, corrected to read By the Lake at Cherry Lane. Minutes of the special meeting held 3-19-84 were approved as written. Item 1 Preliminary & Final Plat: The Willows Subdivision Wayne Gibbs, JUB, was present representing the request. Gibbs discussed the hammer-head turn-a-round, and told the Commission that the Fire Department and Sanitary Service had been contacted regarding the hammer-head turn-a-round and had no problem withit. Gibbs also said that the hammer-head has ACRD approval. Gibbs said that he has gone over the City Engineer's comments (Gary Smith) with Smith, and that there is "no problem with them." Gibbs told the Commission that there have been provisions made for Willowbrook to continue to the North. There was discussion concerning thenew Ordinances and Codes that may go into effect before the request is heard before the Council. (Tape on File - City Clerk's Office) Chenowith questioned as to ifthey would be willing to conform to the new Ordinances and Codes. Gibbs said that he is not familiar with the changes, but what he does know of them, there would be no problems. Spencer pointed out that the frontages do not complywith the changes. Gibbs commented that the sewer and water would be brought in. from the North. The Motion was made by Jim Johnson and seconded by Walt Morrow to recommend to the City Council approval of the Preliminary & Final Plat for The Willows Subdivision. Motion Carried: Chenowith, yea; Johnson, yea; Morrow, yea; Shearer, yea; Item 2 Max Steinbach: Input on Possible Annexation of Parcel on North 10 Mile Rd. Mr. Steinbach, 1625 W. Pine, told the Council that he is seeking input on the possibility of annexation of a 1.4 acre parcel on North 10 mile, just. off of Cherry Lane. Steinbach said that he would like to build a single family dwelling on the parcel, and be zoned at Residential. The parcel is currently zoned agricultural. Steinbach told the Commission that he has contacted ACHD, and they will check for the use of a septic system.. Steinbach said that he understands that he will be required to hookup to City Services when they are available. Spencer commented that this would create an even bigger enclave, and if the Church would come in with Steinbach he would have better feelings about annexation. ~~ Meridian Planning & Zoning 2. A ril 9, 1984 Item #2 Cont'd . Morrow echoed Spencer's feelings, but said if this is really what Steinbach wants he would be willing to "take a good hard look" at the possibility of annexation without the Church. Steinbach told the Commission that he had no intention of having any animals. Morrow suggested that Steinbach contact the Church and if they did not want to be any part of it, that they are not intested, it should be pursued by Steinbach. Steinbach was instructed to get an application for annexation, and go from there. Item 3 Gordon Leishman: Input on Development Adjacent to Cherry. Plaza Gordon Leishman was present. Leishman told the Commission he is requesting input on the possibility of a PUD on the parcel just East of Cherry Plaza. This is currently zoned commercial and consists of 1.81 acres. Leishman would like to develope the back portion, approximately 1 acre into a deluxe 26 unit building for the elderly, the East Corner into a Pit-Stop, and an Office Supply on the other corner. City Attorney, Crookston told the Commission that this could be approved as a PUD to be in compliance with the new Ordinances. Leishman said that if approved, he could be "breaking ground" in 10 days. The general concenses of the Commission was that they saw no problem with Leishman's proposal. There was more discussion.. (Tape on File - City Clerk's Office) Leishman thanked the Commission for their time. Being there no other business to come before the Commission .
