004, CUP-03-008), and Development Agreement (1031.37116 and 108108427). The issuance ofthis permit
does not release the applicant from any previous requirements of the other permits issued for this site.
Lazadscaping_ The Landscape Plan prepared by Landmark Engineering & Planning, Inc., on October 7, 2008,
labeled Sheet 1 of 2, is approved (stamped "Approved" on October 13, 2008 by the Meridian Planning
Department) with the following changes/notes (see re~Tlrnes on plan):
1) Add 2 trees to the 10-foot wide landscape buffer along Producer Drive;
2) The laudsc,ape baffers along Meridian Road and Producer Drive shall be installed prior to
occupancy (see FP-0$-013 approval).
Other than the above-mentioned changes, the approved landscape plan is not to be altered without prior
written approval of the Planning Department. No field changes to landscape plan permitted; prior written
approval of all material changes is required. Prior to final inspection and sign off for this project, a written
certificate of completion shall be submitted to the Planning Department, prepared by a landscape architect,
landscape designer or qualified nuxserynrzan responsible for the landscape plan upon completion of the
landscape installation.. The Certificate of Completion shall verify that all, landscape irx~provernents,
including plant materials and sprinkler installation, are in substa#rtial compliance with the approved
landscape plan.
Site Plan: The Site Plan prepared by Gowland-Johanson~Zirnrnerman Architecture, on October 6, 2006,
labeled Sheet SD.I, is approved (stamped "Approved" on October 13, 2008 by the Meridian Planning
Department) with no changes. The approved site plan is not to be altered without prior written approval of the
Planning Department.
Elevations: This project complies with the Design Review requirements of UDC 11-3A-19.The Elevations
prepared by Gowland-Johanson-Zimmerman Architecture (Sheets A2.1 and A2.2, dated August 20, 2008) are
approved with no changes from the Planning Department.
Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per the
approved specifications and in accordance with UDC 11-3A-15.
Protection of ExistingrTrees:.Any existing trees on site must be protected or mitigated for in accordance with
the Tree Preservation section of the City's Landscape Oxdinance. Pex UDC 11-3B-10, coordinate with the
Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the
existing trees prior to construction. Any severely damaged tree zz~ust be replaced incompliance with UDC 1 l-
3B-10-C.5.
Parkes The proposed parking areas shall be paved and striped in accordance with UDC 11-3C. and 11-3B.
Project engineer/architect shall certify that the number and size ofhandicap-accessible spaces conforrxxs to the
Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance pex ADA
-and signed accessible.
Cu~ rbin~` Per UDC 11-3B-ST, all landscape areas adjacent to dxiveways, parking lots, or other vehicle use
areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to
allow fox storm water runoff:
Sidewalks: All sidewalks shall be constructed in accordance with 11~3A-17. Sidewalks shall be constructed
prior to occupancy.
Drainage: Storm water drainage swales shall not have a slope steeper than 3 :1, shall be fully vegetated, and
shall be designed in compliance with UDC 11-3B~11 and UDC 11-3A-18.
Lighting: Lighting shall not cause glare or impact the traveling public or neighboring development and
comply with lighting standards as defined in UDC 11-3A-T1.
Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in
compliance with UDC 11-3D.
Trash Enclosuxe: All dumpster(s) must be screened in accordance with UDC-11-3A-12. Trash enclosures
must, be built in the location and to the size approved by SSC.
Handic~-Accessibility: The structure, site improvements and parking areas must be in compliance with all
federal handicap-accessibility requirements.
ACRD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building pertxa.it. Zf any
changes must be made to the site plan to accommodate the ACRD requirements, a new site plan shall be
subnnitted to the City of Meridian Planning staff for approval prior to the issuance of a building.permit.
Certificate of Occupancx: All required improvements must be complete prior to obtaining a Certificate of
Occupancy. All changes in occupancy need to comply with the requirements ofthe Building Department. it is
unlawful to use or occupy any building or structure until the Building Official has issued a certificate of
occupancy.'A certificate of occupatcy or temporary certificate of occupancy is obtained from. the Building
Department (208) 887-2211 after inspections are complete and the field inspection. record is returned to the
Building Department.
Plan Modifications: Except for the changes mentioned above, the approved Site Plan, Landscape Plau stamped
"Approved" on October 13, 2008, and Elevations, and are not to be altexed without prior written approval of
the Planning Department. No significant field changes to the site or landscape plans are permitted; prior
written approval of all changes is required.
Note: If the plat for the subdivision in which this property lies has not been recorded, all subdivision
improvements shall be installed prior to occupancy of the first structure in the subdivision.

The church building being proposed is the Church of Jesus Christ of Latter-Day Saints "Heritage" style building series.
Classical Georgian architectural features dominate this church style- from dramatic entryways to the crisp white steeple.
Brick facade encompasses the entire building with various transitions from building projections and relief to brick pattern
dentil bands. Smooth light/neutral colored E.I.F.S. entablature continues to wrap the building above the brick facade,
framing the gabled rooflines in a series of curved and edged cornice sets. The roof itself contains several gabled slopes,
two-foot overhangs, five different elevation heights, and architectural shingles. All five entrances present porticos derived
from individual columns, barrel vaulted pediments (two entrances), and white entablature sets. The front elevation (facing
N. Meridian Road), which houses the chapel, projects from the body of the building. Brick pilasters anchor the full
height, stozte tiled architrave nested in the gable face- adorned with an implied pediment framed by white entablature sets
to match the building entrances. The white steeple perches above this entourage, mimicking the pediment style
throughout the building by means of architectural relief, and a series of stepped cornice sets. All windows are white,
mnltiple paned, and encased by a white window cornice and brick dentil bands. Mechanical equipment areas are
completely concealed by four-foot tall white vinyl privacy fence. All of the elements present generate a salient, yet
unassuming building- designed to nest within residential or commercial developments alike. The architectural elements
meet all ofthe City of Meridian's standards.
Colors and material used will be Pacrfzc Clay "Burgundy" brick, light/neutral colored E.LF.S., white vinyl, and fiberglass
black "Moire" roofing shingles. The construction of the building will be wood framing. Please see the attached Building
Material Sample Board.
The parking lot will be located primarily on the north and south side of the church building with 22 spaces northeast of the
building and 7 spaces south each of the building. No parking spaces will be located between the building front facade anal
N. Meridian Road. There will be a total of 236 parking spaces with 10 accessible spaces included within that count. The
building is set 110 feet from N. Meridian Road, and 25 feet of the 110 feet contains the landscaped buffer, the remaining

85 feet will be lawn. 10 to 20 foot pedestrian walkways will be provided from the perimeter sidewalk to the 3 main
entrances, as per the City of Meridian standards. Additional S foot pedestrian walkways will be provided from the
perimeter sidewalk to the remaining 2 side entrances. The perimeter sidewalk will join the sidewalk on N. Meridian
Road- both north and south of the front building edge. All entrances, as mentioned above, are covered by porticos-
complyingwith the City of Meridian standards requiring covered entrances.
This site will meet any/all amenities that are required including; curb, gutter, sidewalk, and street lighting. Storm water
retention and disposal will be handled entirely on site, which maybe accomplished with valley gutters, swales, or
culverts.
