Presidential Drive Dear Ms Waters: The Owner is requesting a modification to the above mentioned Certificate of Zoning Compliance. They would like to move the building from the center of the site west along the access road. In addition they would like to add one office building of approximately 8,000 square feet along the east side of the site. This revision will provide a better buffer for the residential use on the east side. As a result we have attached revised dra.wings for you review. The project will consist still consist of one retail building for multi tenant use but there will be a future phase of one office building. The site is located on Eagle Road and Pine Street just east of the Metro Car Wash . The Owner is proposing to access to the site from Pine Street and the private drive that is along the west boundary of the site. The curb cut access points are e~sting on Pine Street. The building will be changed to add more glass along the Pine Street side and an additional bay of windows along the west side. The exterior will consist of stucco and brick in earth tone colors. The buildi.ng will have multiple entries on the east and south sides that are covered by a building overhangs. The building has varying roof lines to break up the mass and provide architectural interest. The building also has e~cit doors on the west side. These will be used mainly for emergency e~t and service to the shop space. There is a little extra concrete on the east and south sides to allow for sidewalk sales. The landscape will be well done and will be compatible with the rest of the buildings in the area. The Owner is ready and able to proceed and would like to request you approval of the project.
