Waldron, dated Apri128, 2008 and labeled L-1, is approved (stamped "Approved" on May 1, 2008 by the Meridian Planning Department) with the following changes/notes: 1) All landscape areas shall be covered with vegetation by at least 70 percent at maturity (UDC 11-3B-SH). Other than the above-mentioned changes, the approved landscape plan is not to be altered without prior written approval of the Planning Department. No field changes to landscape plan permitted; prior written approval of all material changes is required. Prior to final inspection and sign off for this project, a written certificate of completion shall be submitted to the Planning Department, prepared by a landscape architect, landscape designer or qualified nurseryman responsible for the landscape plan upon completion of the landscape installation. The Certificate of Completion shall verify that all landscape improvements, including plant materials and sprinkler installation, are in substantial compliance with the approved landscape plan. Site Plan: The Site Plan prepared by David E. Waldron, dated Apri128, 2008 and labeled ST-1, is approved (stamped "Approved" on May 1, 2008 by the Meridian Planning Department) with the following changes/notes (see redline changes on site plan): 1) Install a minimum of a one park bicycle rack per UDC 11-3C-6G and 11-3C-SG. 2) The existing two-way drive aisle located south of Lot 17 shall be a minimum of 25 feet wide. 3) The 10-foot pedestrian walkway located on the south side of the building shall be constructed of pavers, colored or scored concrete, or bricks (UDC 11-3A-19C4b). 4) The trash enclosure shall be constructed per UDC 11-3A-12B. Elevations: This project complies with the Design Review requirements of UDC 11-3A-19.The Elevations prepared by David e. Waldron (dated Apri13, 2008) are approved with no changes from the Planning Department. Trash Enclosure: All dumpster(s) must be screened in accordance with UDC-11-3A-12. Trash enclosures must be built in the location and to the size approved by SSC. Irri ate: An underground, pressurized irrigation. system must be installed to all landscape areas per the approved specifications and in accordance with UDC 11-3A-15. Protection of Existin Trees: Any existing trees on site must be protected or mitigated for in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B- 10, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocationmeasurw for the existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC 11-3B-10-C.5. Parkin: The proposed parking areas shall be paved and striped in accordance with UDC 11-3C and 11-3B. Proj ect engineer/architect shall certify that the number and size ofhandicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA and signed accessible. Curbing: Per UDC 11-3B-SI, all landscape areas adj acent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow for storm water runoff. Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with UDC 11-3B-11 and UDC 11-3A-18. LiLi~hting: Lighting shall not cause glare or impact the traveling public or neighboring development and comply with lighting standards as defined in UDC 11-3A-11. Signa~e: No signs are approved with this CZC. All business signs will require a separate sign permit in compliance with UDC 11-3D. Handicap-Accessibility: The structure, site improvements and parking areas must be incompliance with all federal handicap-accessibility requirements. ACRD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACRD requirements, a new site plan shall be submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit. Dear Planner, This letter is in regard to the administrative design review process for the above mentioned address. Should you need additional information please let us know. The facade of the building visible from the public street is articulated with pop-outs that break up the length of the building. The building has three separate public entrances that are arranged within the pop-outs to give each entrance its own identity. Windows are arranged such that each interior unit will receive natural light while the facade maintains a balanced appearance. Sun-shades are provided at each door, allowing some weather protection and serving to further break down the mass of the building. The building incorporates a flat roof with a parapet on each side. The parapet is stepped higher at the location of the entrances to draw the eye's attention. A heavy, two-tier stucco cornice lends some "weight" to the top of the parapet wall, keeping the scale of the building down. Exterior walls are to be finished in a hardboard lap siding with stucco at,the pop outs to set the area of entry apart from the rest of the building. The facade of the building will also feature a stone veneer base which will "ground" the building. Mechanical units shall be screened, and set to the East of the building to reduce visibility from the public street. Exterior materials include hardboard lap siding, stucco, stone veneer, and painted metal prefabricated sun-shades. Stucco expansion joints shall be placed in such a manner as to tie into other building elements. Window and door locations shall help determine where these joints are located. The stone veneer is located at the front facade of the building, but shall turn the corners and run down the sides of the building a minimum of six feet. Prefabricated metal sun-shades shall be located above doors on the front facade to help identify the entries. Parking is located at the front and rear of the building. In the C-G zone, 1 stall per 500 sq. ft. of building is required. As our building is 8,840 sq. ft. we are required to have 18 stalls. We have 7 stalls located at the front of the building, including 2 accessible stalls. We have an additional 12 stalls located at the back of the building. Our total parking count is at 19 stalls. A pedestrian walkway is located at the front of the building. The walkway is 7'-0" wide where it is adjacent to the parking. This walk is connected to the 3 individual public entrances by an 8'-0" sidewalk. Each entrance is protected from the weather by an overhead sun-shade.
