Franklin Road shall consist of a prosthetics manufacturing, sales & fitting office building of 6,924 square feet on the main level and 1,500 square feet on the basement level. The main level also has a proposed shell /lease space of 1,745 s.f.. Business practice to take place is a prosthetics practice (specialist in custom manufacturing and fitting of prosthetic devices exclusively for Brownsfield clientele). Rooflines on the exterior facade of the building consist of steep ridged and hipped roofs. Roofing material is a high quality arcl7,itectural grade asphalt shingle. A portico feature for drop off and pick up of patients has also been designed on the east side of the building and will be constructed of heavy timbers. All mechanical equipment that is not mounted in the mechanical room of the basement out of view will be separately screened from view with screens or landscaping or a combination of both. The exterior is somewhat "CI•aftSman" in style. Materials of the building consist of a mixture of cultured stone, heavy timbers & stucco with stucco accents along with a high quality architectural grade shingle. I need to have information ensuring that it really isn't a `light industrial' manufacturing area. 2- Per UDC 11-3C-6G, one bicycle parking space shall be provided for every 25 proposed vehicle parking spaces. Please provide at least 2 bicycle spots in accordance with UDC 11-3C-SC. 3- UDC 11-3C-SBC requires all parking to have a substantial wheel restraint to prevent cars from encroaching upon abutting private and public property or overhanging beyond the designated parking stall dimensions. Please provide wheel-stops on the North, Northeast and South parking areas. a. During our conversation we discussed the unique needs of this particular space due to clientele. I talked to my manager and we still need something to prevent cars from pulling through the west parking area adjacent to the portico. It does not have to be a full wheelstop, but it does need to prohibit cars from entering that area (call if this is confusing) 4- Please verify that there is curbing around the parking area (just call it out). Per UDC 11-3B-SI, curbing must be a minimum of 30 inches from all tree trunks. S- UDC 11-3B-8C 1 a requires that a minimum of five feet perimeter landscape buffer be included along all interior lot lines that are adjacent to parking, loading, or other paved vehicular uses. Pedestrian Walkways: A continuous internal pedestrian walkway that is a minimum of eight feet (8') in width shall be provided from the perimeter sidewalk to the main building entrance. Please provide an 8 foot sidewalk extending from the south sidewalk in the common area to the main entrance on the east side of the building. - We would like to see the sidewalk raised from the south sidewalk until we get to the entrance and then you can drop it down to your zero/one inch access. This provides some distinction while still allowing easy access to individuals in wheelchairs. - The material for the walkway shall be distinguished from the vehicular driving surfaces through the use of pavers, colored or scored concrete, or bricks.
