The Site/Landscapin tility Plan: The Site/Landscape/Utility PIan (Sheet C2.00) is approved per the plan prepared by The Land Group, Inc., on 1-7-08 and stamped "approved" on 2-25-08 by the Meridian Planning & Zoning Department, with the following notes: 1) The subject approval does not include- approval of the "future" yard storage area shown on the plan. The UDC has specific requirements regarding outdoor storage areas (see UDC 11-3A-14) and details for this future storage area should be provided with a future CZC application, if outdoor storage is needed in the future. 2) The existing gravel path shown on the plan should not be used for vehicles unless improved with ,a compacted gravel base and dustless surface as required by UDC 11-3C-5B1. No field changes to the landscape plan permitted; prior written approval of all material changes is required. Elevations: Elevations prepared by Houston & Bougatsch on 2-5-08, labeled Sheet A2 are approved with no changes from the Planning Department. Irri anon: An underground, pressurized irrigation system must be installed to all landscape areas per the approved specifications and in accordance with the UDC. Protection of Existin Tg~~ rees: The two existing trees shown where the subject storage facility building is proposed should be relocated in accordance with city policy. All existing trees on site must be protected in accordance with the Tree Preservation section of the City's Landscape Ordinance. Any severely damaged tree must be replaced in compliance with MCC & UDC. Parking_ The project engineer/architect shall certify that the number and size ofhandicap-accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance with ADA. The applicant shall be responsible for meeting the requirements of ACHD as they pertain to this development. Sidewalks: All sidewalks shall be constructed as submitted and in accordance with city code. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated. Li tin : No lighting is shown on the proposed building or on this site. Any lighting shall not cause glare or impact the traveling public or neighboring development (see UDC 11-3A-11 for lighting regulations). Si a e: No signs are approved with this CZC. All signs (exclusive of directional, public information, tral~c control, or other public service signs) will require a separate sign permit in compliance with the sign ordinance. Handicap-Accessibility: The structure, site improvements and parking should be in compliance with all federal handicap-accessibility requirements. ACRD Acceptance All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning and Zoning stafffor approval prior to the issuance of a building permit. Certificate of Occupancy: All required improvements must be complete prior to obtaining a Certificate of Occupancy. A Temporary Certificate of Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount of 110% of the cost of the remaining improvements. A bid must accompany any request for Temporary Occupancy. Plan Modifications: The approved Site/Landscape Plan and Elevations, stamped "approved" on 2-25- 08 are not to be altered without prior written approval of the Planning & Zoning Department.
