The Elevations prepared by Larson Architects, dated December 26, 2007., are approved with no changes from the Planning Department. Irri ag tion: An underground, pressurized irrigation system must be installed to all landscape areas per the approved specifications and in accordance with UDC 11-3A-15. Protection of Existing rees: Any existing trees on site must be protected or mitigated for in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-313-10, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC 11 -3B -10-C.5. Parking: The proposed parking areas shall be paved and striped in accordance with UDC 11-3B. Project engineer/architect shall certify that the number and size of handicap -accessible spaces conforms to the Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA and signed accessible. Curbin : Per UDC 11 -3B -5I, all landscape areas adjacent to driveways, parking lots, or other vehicle use areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to allow for storm water runoff. Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks shall be constructed prior to occupancy. Drainage: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and shall be designed in compliance with UDC 11-3B-11 and UDC 11-3A-18. Li htin : Lighting shall not cause glare or impact the traveling public or neighboring development and comply with lighting standards as defined in UDC 11-3A-11. Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in compliance with UDC 11-3D. Trash Enclosure: All dumpster(s) must be screened in accordance with UDC -11-3A-12. Trash enclosures must be built in the location and to the size approved by SSC. Handicap -Accessibility: The structure, site improvements and parking areas must be in compliance with all federal handicap -accessibility requirements. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit. Eagle Road The proposed building is a multi -tenant professional office of 22,685 square feet. It is a single story structure with defined entrances for up to six different tenants. The building elevation is designed with a sandstone block base and brick veneer walls. The windows are standard store front systems with thermal insulated glass. A series of soldier courses and color differentiate the brick pattern. The entrances are comprised of a radiused standing seam metal roof, a metal soffit and sandblasted concrete columns. Each tenant space has a recessed canopy defined entrance at both the front and rear. December 26, 2007 Design Review Narrative Certificate of Zoning Compliance Eldorado #7 2275 S. Eagle Road The proposed building is a multi -tenant professional office of 22,685 square feet. It is a single story structure with defined entrances for up to six different tenants. Facade: The building fagade is designed with modulated entrances recessed 4 feet back. These recesses comprise over 25% of the building length. Primary Public Entrances: The entrances are comprised of a radiused standing seam metal roof, a metal soffit and sandblasted concrete columns. Each tenant space has a recessed canopy defined entrance at both the front and rear. Windows comprise over 78% of the typical facade length. Roof Lines: Stepped parapets and the series of integrated radiused entry canopies provide a varied and diversified roof line. A change of color and material from the coping, brick and standing seam metal roof also provide a varied look. Pattern Variations: The building elevation is designed with a sandstone block base, a sandstone sill and brick veneer walls. The windows are standard store front systems with thermal insulated glass. A series of brick soldier courses and brick colors differentiate the brick pattern. Mechanical Equipment: The mechanical equipment will be the standard 5ton HVAC unit roof top unit. The will be centered near the ridge line and there will be one unit per tenant space. The parapet wall is Y-7" above the roof line. We are proposing the parapet wall as the mechanical equipment screen as we do not foresee the HVAC units to be visible from the property lines. See attached elevation study. Color & Materials: The sandstone base will be ArrisCraft or Prairie stone. It will be a natural color of dark brown with a rough texture. A sandstone sill will transition from the brick to sandstone base. The brick veneer wall will of two colors — the field color and the soldier course. being the other color. See the color board for colors. The steel canopy structure and sandblasted concrete columns will add defining entry contrast to the typical elevation. Parking Lots: Two thirds of the parking lot is between the building and adjacent side yards. About one third of the parking is located between the building and the copperpoint way. A minimum 20' landscape buffer is provided between the parking and property lines. Pedestrian Walkways: An 18'-0" walkway is provided from the perimeter sidewalk to the building entrances. The walkway will have a scored concrete pattern and it is weather protected by the radiused entrance canopy.
