In addition, we have attached the original approved Elevations and Floor Plans for your reference. We need you and staff to let us know if these changes are acceptable under the conditions of the UDC or if need to take this back to P and Z or City Council. The changes include a revision to the canopy style, a glass change along the south side so we can have rest rooms in the rear of the store and no glass in the mechanical room and a change in the parapet to delete the peaked element and go with a horizontal element. I will discuss the following concerns with Anna and Caleb tomorrow. The Eagle / Overland Road intersection is considered an entryway corridor and, therefore, is subject to design review standards. Upon looking at the new elevations, they do not meet those standards (30% windows, varying rooflines / planes, awnings / arcades, etc.). Not to mention that the previous elevations were approved through the CUP process. My inclination is to say that the Applicant would have to go to hearing before the Planning & Zoning Commission to request a modification of the existing Conditional Use Permit. The aforementioned concerns are solely mine at this point, so it is possible that Anna and / or Caleb may not agree with me. I will contact you tomorrow with our decision. rhanks, Amanda Hess Associate City Planner Meridian Planning Dept. 3/21/2007 page 1 of 2 Amanda Hess --------- From: Cornet Larson [cornel-larsonarc@cableone.net] Sent: Thursday, March 15, 2007 5:03 PM To: Amanda Hess Cc: Paul Pennington; Barry Roark Subiect: Re: bZC-06-198 - Grandview station Amanda: -om them.
