Zrri anon: An underground, pressurized irrigation system must be installed to all landscape areas per the
approved specifications and in accordance with UDC ~ ~ -3A-15.
Parma The proposed parking areas shall be paved and striped in accordance with UDC 1 ~-3B. Project
engineerlarchitect shall certify that the number and size of handicap-accessible spaces conforms to the
Americans with Disabilities Act DADA}. Handicap accessible stalls must have signage in accordance per ADA
and signed accessible.
Curbing: Per UDC 1 ~-3B-SZ, all landscape areas adjacent to driveways, parking Tots, ar other vehicle use
areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to
allow for storm water runoff.
Sidewalks: All sidewalks shall be constructed in accordance with 11-3A-17. Sidewalks shall be constructed
prior to occupancy.
Drama e: Storm water drainage swales shall not have a slope steeper than 3 : ~, shall be fully vegetated, and
shall be designed in compliance with UDC l 1-3B-~ 1 anal UDC l 1-3A-1S.
Li- Wig: Lighting shall not cause glare or impact the traveling pub~~c or neighboring development and

This building is one ofthe six buildings located in the Lochsa Business Park, Hastings
Subdivision, developed by R.S. Hosac Inc. Two of the buildings ~. this development
have already been constructed in Phase Z. This building, included in Phase IT, will meet
the high standards of design set by the existing structures. Form, materials, and the colors
prapased are intended to be in the same genre of those existing in order to promote
consistency throughout development. Small deviations in shape and design allow this
building to be identifiable to the user while navigating the business park. By being
located directly adjacent to the Lochsa Fads residential development, high volume traf~.c
is expected so the orientation of the building an the site promotes ideal traffic circulation.
The use of well planned landscaping that will tie the entire site together.
This buildi.ng's North Elevation has direct exposure to Chinden road, an entrance corridor
to the city of Meridian. This elevation, along with the rest of the building, recognizes that
because it lies upon this entrance corridor, the high standard of design set forth by the
city is acknowledged and achieved in the design of this building. The intent of such a
standard will promote growth and the beautification of the community. The
Administrative Design Review necessitated by this building's location accompanies this
Certif cafe of Zoning Compliance Application.

A. North Elevation ~Chinden exposure}. Total roof line is 65'-2," with a 21'-10
roof bump out or 33°~° relief. There are modula~ons in the facade where the EIFS
meets the roof ~2'-6" built up fascia} and where the EIFS meets the cultured stone
base.
West Elevation ~N. Long Lake Way Exposure}. Total roof line is l 3 5' -2" with
~2} separate roof bump outs 2l'-6" each for a total of 4Z'-o" or 3 l %. There are
modulations in the facade where the EiFS meets the roof ~~'-~" built up fascia}
and where the EIFS meets the cultured stone base.
~B. The entry is clearly defined with a timber truss supported by ETFS columns.
North Elevation ~Chinden exposure} has 54 ~° window coverage in the facade.
West Elevation ~I. Long Labe Way Exposure} has 39% window coverage in the
facade.
C. The building has a double hipped roofwith. Z'-6" overhanging eaves satisfying
the roof design requirements.
D. This requirement is satisf ed by the use of bath EIFS and cultured stone on the
facade.
E.The ground level ~aaechanical equip~aaent shall. be screened at a height of 3 o"tall
with a EIFS wall matching the color and texture of the main building facade,
Z. Color and Materials. Stucco, cultured stone, and a timber truss are the elements
utilized.
3. Parking Lots. None of the parking for this building abuts the adjacent public streets.
4. Pedestrian walkways
A. An S' wide continuous walkway has been provided form the building
entrance, across the site, connecting to the public perimeter sideway along
Everest street.
B. The internal pathway has been distinguished from adj acent asphalt through the
use of scored concrete,

textured masonry block, textured architectural coated concrete panels, tinted or textured masonry
block, or stucco or stucco-like synthefic materials. Smooth-faced concrete block, tilt-up wncrete
panels, or prefabricated steel panels are prohibited except as accent materials.
3. Parking Lots: No more than 70% of the off-strcet parking area for [he structure sha0 be located
between the front facade of the structure and abutting streets, unless the principal building(s) and/or
pazking is/are screened tram view by other structures, landscaping and/or berms.
4. Pedestrian walkways:
a. A continuous internal pedestrian walkway that is a minimum of eight fee[ in width shall be
provided from the perimeter sidewalk to the main building entrance. The walkway width shall
be maintained clear of any outdoor sale displays, vending machines, or temporary structures.
b. The internal pedestrian walkway shall be distinguished from the vehicular driving surfaces
through the use of pavers, wlored or scored concrete, or bricks.
c. Walkways at least eight feet in width, shall be provided for any aisle length [hat is greater than

The following report is intended to verify the accuracy and completeness of the installed
landscaping per the landscape plan dated 7/18/07 for Lochsa Falls Business Park building #6. This
building is located on Lots 1&2, Block 1 of the Hastings subdivision #l. On 10/18/2007, per the
request of Steed construction, Tomlinson Designs inspected the installed landscaping for building
#6.
Findings:
• The five 2'/z "cal. Maple trees was installed per plan in count and location
• The three 2 %z" cal. Desert Ash trees were installed per plan in count and location
• The three 2 ''/z" cal. Seedless Ash trees was installed per plan in count and location
• The planting beds along the North, East, South, and West sides of the building was
installed per plan in size and shape. There is an acceptable amount of vegetation
substitution. All vegetation installed in the planting beds was done in a manner to promote
healthy growth, aesthetically pleasing variety, and ground coverage that complies with
current city ordinances.
