On September 13"' 2006, the ACHD Commission acted on a short plat subdivision application (Lanark Surplus Subdivision) on this site that also required this future connection. This application was withdrawn after issuance of the original action. While ACHD is not requiring the construction of this connection with the current certificate of zoning compliance application, the applicant is required to: • Dedicate 54-feet of right-of-way for Lanark Drive through the site, to align with Lanark Drive to the east. This will require an alignment shift of the right-of-way within this site. • Enter into a license agreement for the new Lanark Drive right-of-way to allow the continuation of the existing ball fields and parking. No fee will be charged for the required license agreement. • Remove all obstructions (at the applicant's expense) within the right-of-way upon future construction of Lanark Drive through the site. • No access is allowed to the site from Franklin Road with this application. • Prior to final approval you will need to submit construction plans to the ACRD Development Review Department to insure compliance with the conditions identified above or for traffic impact fee assessment. This is a separate review process that requires direct plans submittal to the Development Review staff at the Highway District. • A traffic impact fee will be assessed by ACHD and will be due prior to the issuance of a building permit. Construction (Subdivisions) ^ Sediment 8 Erosion Submittal • At least one week prior to setting up aPre-Con an Erosion & Sediment Control Narrative 8 Plat, done by a Certified Plan Designer, must be turned into ACHD Construction -Subdivision to be reviewed and approved by the ACHD Drainage Division. ^ Idaho Power Company • ~c Steelman at Idaho Power must have his IPCO approved set of subdivision utility plans prior to Pre-Con being scheduled. ^ Final Approval from Development Services ACHD Construction -Subdivision must have received approval from Development Services prior to scheduling aPre-Can.
