Conditions of A royal: Project is subject to all current City of Meridian ordinances. The issuance of this CZC
does not release the applicant from any previous requirements of the other permits issued for this site.
Landsca in : UDC 1 t-3B-2 does not require additional landscaping for additions Tess then 25% of the
existing structures}. The applicant is proposing a 479 square-foot addition with this approval, which is less
than 25% of the existing structures. However, this addition and all future additions shall be cumulative and
shall be deducted from the 25% X10,150 s.f.} of the existing buildings.
Site Plan: The Site Plan prepared by Hutchison Smith Architects, on March 26, 2007, labeled Sheet A1.1, is
approved stamped "Approved" on April 3, 2007 by the NZeridian Planning Department} with na changes. The
approved site plan is not to be altered without prior written approval of the Planning Department.
Elevations: The Elevations prepared by Hutchinson Smith Architects Sheet A2.0, dated February 21, 2007}
are approved with no changes from the Planning Department.
Irri ation: An underground, pressurized irrigation system must be installed to all landscape areas per the
approved specifications and in accordance with UDC 11-3A-15.
Protection of_Existin Trees: Any existing trees on site must be protected or mitigated for in accordance with
the Tree Preservation section of the City's Landscape 4rdinance.~ Per UDC 11-3B-10, coordinate with the
Parks Department Arborist Elroy Huff, $$$-3579} for approval of protectionlrelocation measures for the
existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC 11-
3B-10-C.S.
Parkin :The proposed parking areas shall be paved and striped in accordance with UDC 11-3B. Project
engineerlarchitect sha11 certify that the number and size of handicap-accessible spaces conforms to the
Americans with Disabilities Act DADA}. Handicap accessible stalls must have signage in accordance per ADA
and signed accessible.
Cum: Per UDC 11-3B-SZ, all landscape areas adjacent to driveways, parking lots, or other vehicle use
areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to
allow for storm water runoff.
Sidewalks: All sidewalks shall be~constructed in accordance with ~ 1-3A-I7. Sidewalks shall be constructed
prior to occupancy.
Drama e: Storm water drainage swales shall not have a slope steeper than 3:1, shall be fully vegetated, and
shall be designed in compliance with UDC 11-3B-1 l and UDC I 1-3A-~ 5.
Li tin :Lighting shall not cause glare or impact the traveling public or neighboring development and
comply with lighting standards as det~ned in UDC ~Y-3A-11.
Si a e: No signs are approved with this CZC. All business signs will require a separate sign permit in
compliance with UDC 1 ~-3D.
Trash Enclosure: All dumpster~s} must be screened in accordance with UDC-11-3A-12. Trash enclosures
must be built in the location and to the size approved by SSC.
Handicap-Accessi~: The structure, site improvements and parking areas must be incompliance with ail
federal handicap-accessibility requirements.
ACRD Acce tance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any
changes must be made to the site plan to accommodate the ACRD requirements, a new site plan shall be
submitted to the City of Meridian Planning staff for approval prior to the issuance of a building permit.
Certificate_ of Qccupancy: All required improvements must be complete prior to obtaining a Certificate of
Qccupancy. All changes in occupancy need to comply with the requirements of the Building Department. zt is
unlawful to use or occupy any building or structure until the Building Official has issued a certificate of
occupancy. A certif cote of occupancy ar temporary certificate of occupancy is obtained from the Building
Department X205} 587-22~ l after inspections are complete and the field inspection record is returned to the
Building Department.
Plan Modifications: Except for the changes mentioned above, the approved Site Plan is stamped "Approved"
on April 3, 20x7, and Elevations, and are not to be altered without prior written approval of the Planning
Department, No significant field changes to the site or landscape plans are permitted; prior written approval of
all changes is required.
Note: Yf the plat for the subdivision in which this property lies has not been recorded, all subdivision
improvements shall be installed prior to occupancy of the lzrst structure in the subdivision.

To Meridian City Planners:
The scope of this project is to relocate one 18' x 26' ortable buildin ,from 9i 1 Meridian

Street, to the east side of the existing school building at the Meridian Academy Campus.
The relocated portable building will be placed on the existing gravel area. Zt will be provided
with an adjustable aluminum ADA-compliant ramp that will access the classroom building.
We will provide a new fire alarm system that will be a stand alone system with ~2} dedicated
phone lines.
All of the existing landscaping at the Meridian Academy Campus shall remain in place. The
addition of this portable will not affect the existing landscaping or irrigation system.
This portable building placement will give the Meridian Academy staff ~ 1 } additional
classroom to help with overcrowding due to anticipated future enrollment.

In response to your request for comment regarding the above noted file, ACHD has the determined that
Lanark Street should eventually be extended through the site to facilitate connectivity in the area. On
September 13"' 2006, the ACHD Commission acted on a short plat subdivision application (Lanark
Surplus Subdivision) on this site that also required this future connection. This application was withdrawn
after issuance of the original action. While ACHD is not requiring the construction of this connection with
the current certificate of zoning compliance application, the applicant is required to:
• Dedicate 54-feet of right-of-way for Lanark Drive through the site, to align with Lanark Drive to the
east. This will require an alignment shift of the right-of-way within this site.
• Enter into a license agreement for the new Lanark Drive right-of-way to allow the continuation of
the existing ball fields and parking. No fee will be charged for the required license agreement.
• Remove all obstructions (at the applicant's expense) within the right-of-way upon future
construction of Lanark Drive through the site.
• No access is allowed to the site from Franklin Road with this application.
• Prior to final approval you will need to submit construction plans to the ACRD Development
Review Department to insure compliance with the conditions identified above or for traffic
impact fee assessment. This is a separate review process that requires direct plans
submittal to the Development Review staff at the Highway District.
• A traffic impact fee will be assessed by ACHD and will be due prior to the issuance of a
building permit. Contact ACRD Planning & Development Services at 387-6170 for information
regarding impact fees.

®Submit a development application to a City or to the County
®The City or the County will transmit the development application to ACHD
®The ACHD Planning Review Division will receive the development application to review
®The Planning Review Division will do one of the following:
^Send a "No Review" letter to the applicant stating that there are na site specific requirements at this time
^Send a "Comply With" letter to the applicant stating that if the development is within a platted subdivision or part
of a previous development application and that the site specific requirements from the previous development also
apply to this development application.
®Write a Staff Level report analyzing the impacts of the development on the transportation system and evaluating
the proposal for its conformance to District Policy.
^Write a Commission Level report analyzing the impacts of the development on the transportation system and
evaluating the proposal far its conformance to District Policy.
^The Planning Review Division will hold a Technical Review meeting far all Staff and Commission Level reports.
^FOr ALL development applications, including those receiving a "No Review" or "Comply With" letter:
• The applicant should submit one (f )-set of englne~red plans directly to ACHD for review 6y the Development
Review Division for plan review and assessment of impact fees. (Nate: if there are no site improvements required
by ACHD, then architectural plans may be submitted for purposes of impact fee calculation.)
• The applicant is required to get a permit from Construction Services (ACHD) for ANY work in the right-of--way,
including, but not limited to, driveway approaches, street improvements and utility cuts.
^Pay Impact Fees prior to issuance of building permit. Impact fees cannot be paid prior to plan review approval.

^ Driveway or Properly Approach(s)
• Submit a "Driveway Approach Request" form to Ada County Highway District (ACHD) Construction (for approval by
Development Services 8 Traffic Services). There is a one week turnaround for this approval.
^ Working In the ACHD Right•of-Way
• Four business days prior to starting work have a bonded contractor submit a "Temporary Highway Use Permd Application"
to ACHD Construction -Permits along with:
a) Traffic Control Plan
b) An Erosion 8 Sediment Control Narrative & Plat, done by a Certified Plan Designer, if trench is >50' or ycu are
placing >600 sf of concrete or asphalt.
Construction (Subdivisions)
^ Sediment 8 Erosion Submittal
• At least one week prior to setting up aPre-Con an Erosion & Sediment Control Narrative 8 Plat, done by a Certified Plan
Designer, must be turned into ACHD Construction -Subdivision to be reviewed and approved by the ACHD Drainage
Division.
^ Idaho Power Company
• ~c Steelman at Idaho Power must have his IPCO approved set of subdivision utility plans prior to Pre-Con being
scheduled.
^ Final Approval from Development Services
ACHD Construction -Subdivision must have received approval from Development Services prior to scheduling aPre-Can.
