Conditions of Approval: Project is subject to all current City'of Meridian ordinances and the Annexation (AZ -
03 -016), -,Preliminary Plat (PP -03-018), Planned Development (CLT -03-044), and Development Agreement
(#103184140) associated with this site. The issuance of this CZC does not release the applicant from any
previous requirements of the other permits issued for this site.
Landscqp The Landscape Plan prepared by South Landscape Architecture, on March 13, 2007, labeled
Sheet L1.0. is approved (stamped "Approved" on April 2, 2007 by the Meridian Planning Department) with
the no changes. The approved landscape plan is not to be altered without prior written approval of the Planning
Department. No field changes to landscape plan are permitted; prior written approval of all material changes is
required. Prior to final *inspection and sign off for this project, a written certificate of completion shall be
submitted to the Planning Department, prepared by a landscape architect', landscape designer or qualified
nurseryman responsible for the landscape plan upon completion ofthe landscape installation. The Certificate of
Completion shall verify that all landscape improvements, including plant materials and sprinkler .*installation,
are in substantial compliance with the approved landscape plan.
Site Plan: The Site Plan prepared by Larson Architects and dated March 21,, 2007, labeled Sheet SP -1. is
approved (stamp ed "Approved" on April 2, 2 0 0 7 by the Meridian Planning Department) with no changes. The
approved site plan is not to be altered without prior written approval of the Planning Department.
Elevations: The Elevations prepared by Larson Architects and dated March 21, 2007, labeled A-3 are approved
with no changes from the Planning Department.
Irrigation: An underground, pressurized im*gation system must be installed to all landscape areas per the
approved specifications and in accordance with UDC 11 -3A- 15.
Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in accordance with
the Tree Preservation section of the City's Landscape Ordinance. Per UDC 11-3B-10,, coordinate with the
Parks Department Arbon*st (Elroy Huff, 888-3579) for approval of protection/relocation measures for the
existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC I I -
3B -10-C.5.
Parking: 'fhe proposed parking areas shall be paved and striped in accordance with UDC 11-3B.. Project
engineer/architect shall certify that the number and size of handicap -accessible spaces conforms to the
Americans with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA
and signed accessible.
Cu : Per UDC 11 -3B -5I. all landscape areas adjacent to driveways, parking lots, or other vehicle use
areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to
allow for storm water runoff.
Sidewalks: All sidewalks shall be constructed in accordance with I 1-3A- 17. Sidewalks shall be constructed
prior to occupancy.
Dra Storm water drainage swales shall not have a slope steeper than 3: 1, shall be fully vegetated, and
shall be designed in compliance with UDC 11 -3 B- 11 and LTDC 11 -3 A- 18.

Lighting: Lignting shall not cause glare or impact the traveling public or neighboring development and
comply with lighting standards as defined 'in UDC 11-3A-1 1.
Signage: o signs are approved with this CZC. All business signs will require a separate sign pen -nit in
compliance with LTDC 11 -3D.
Trash Enclosure: All dumpster(s) must be screened in accordance with UDC- 11-3 A- 12. Trash enclosures
must be built *in the location and to the size approved by SSC.
Handig,a -Access The structure site improvements and parking areas must be in compliance with all

federal handicap -accessibility requirements.
ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any
changes must be made to the -site plan to accommodate the ACHD requirements, a new site plan shall be
submitted to the City of Meridian Planning staff for approval prior to the issuance of a building pen -nit.
Certificate of OccUancy: All required n*nprovements must be complete prior to obtaining a Certificate of
Occupancy. All changes 'in occupancy need to comply with the re q-uirements of the Building Department. It is
unlawful to use or occupy any building or structure until the Building Official has issued a certificate of
occupancy. A certificate of occupancy or temporary certificate of occupancy is obtained from the Building
Department (208) 887-2211 after inspections are complete and the field inspection record is returned to the
Building Department.
Plan Modifications: Except for the changes mentioned above, the approved Site Plan, Landscape Plan stamped
"Approved" on April 2, 2007, and Elevations, and are not to be altered without prior written approval of the
Planning Department. No significant field changes to the site or landscape plans are permitted- prior written
approval of all changes is required.
Note: If the plat for the subdivision in which this property lies has not been recorded, all subdivision
improvements shall be installed prior to occupancy of the first structure in the subdivision.

DLAMOND POINT BUELDING
The proposed development is a 70.,014 s.f. two-story office building with parking for 334 cars. It will be
located within the Silverstone Campus Subdivision at 2041 South Cobalt Point Way, which is in a C -G zone. The
proposed building will be constructed of stucco coated tilt -up concrete panels with aluminum and glass windows.
There will be a low slope roof with roof top HVAC units screened by a parapet.
T'he buildings parapet height will vary from 36'-6" to 34'-6", and will be stepped. There will be tilt -up
concrete loggias on each side of the building and at each of the comers there will be glass curtain wall. On sections
of each elevation, a synthetic stone wainscot will extend up 9'-0".
The total site area is 4.51 acres or 196,1404 s.f with the building comprising nearly 17.8% of the sitd. The
designed landscape will comprise nearly 17.4% of the site. The paved parking area will include eight handicapped
accessible stalls.
We hope the City Staff will approve the Certi ficate of Zoning Compliance for this project. Please feel free
