Conditions of A roval: Project is subject to all current City of Meridian ordinances. The issuance of this
permit does not release the applicant from any previous requirements ofthe other permits or agreements issued
for this site. A previous Certificate of Zoning Compliance was issued for Snake River Yamaha on October 6,
1998, approving retail saxes, service and a shop.
''Vehicle saxes and .sen ice.regu rements:, UDC 11-4-3.3 8: lists specific criteria for vehicle sales, rental and or
service. The applicant shall comply with the following:

A) Vehicle repair may be allowed as an accessory use, subject to the standards for vehicle repair,
major and minor in the district where the use is located.
B) Inoperable or dismantled motor vehicles shall be stored behind a closed vision fence, wall, or
screen or within, an enclosed structure and shall not be visible from any street.
C) Automotive sales and rental areas shall be subject to the minimum perimeter landscape
requirement of parking areas in Chapter 3 Article B LANDSCAPING REQUIREMENTS of this
Title.
D) In addition to Chapter 3 Article B LANDSCAPING REQUIREMENTS of this Title, one (1)
square foot of landscaping for every fifty (50) square feet of vehicle display area., and one (1) tree
for every two hundred (200) square feet of parking area shall be provided.
Site/L,andsca e Plan: The SitelL►andscape Plan prepared Harvest Design, on March 7, 2007, labeled Sheet
SP -I, is approved (stamped "Approved" on March 21, 2007 by the Meridian Planning Department) with
the following changes (see redline changes on site/landscape plan): X) Remove the vehicles from the
drive aisle on the west side of the huildiaa . Parking stalls and driving aisles shall be designed in accord
with the standards in the UDC Table 11-3C'5 (UDC 11 -3C -5A.5), and inoperable or dismantled motor
vehicles shall be stored or screened and shall not be visible from any street (UDC 11-4--3.3 8B); 2) Provide
and continuously maintainthe required vehicle parking spaces (38). No required parking area or space
provided, as required by this Article, shall later be eliminated, reduced, or converted in any manner unless
other equivalent facilities approved by the Director are provided (UDC -11 -3C -6E -F); 3} Remove the
vehicles from the landscape buffer alona F. Fairview Avenue. Vehicle display pads and other related
impervious surfaces are prohibited in the required landscape buffer (UDC--11-3B-7C.6); and, 4) Per UDC
11-4-3.38D see Vehicle sales and service requirements abov provide at least 16 trees within the
landscape areas on the north and/or south perimeter. Other than the above-mentioned changes, the
approved site/landscape plan is not to be altered without prior written approval of the Planning
Department.
Trrijzation.: An underground, pressurized irrigation system must* be installed to all landscape areas per the
approved specifications and in accordance with UDC 11-3A-15.
Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in accordance with
the Tree Preservation section of the City's Landscape ordinance. Per UDC 11-3B--10, coordinate with the
Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the
existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC 11 --
3B -10--C.5.
Parkin : Parking areas shall be paved and striped in accordance with UDC 11-313. Project engineer/architect
shall certify that the number and size of handicap -accessible spaces conforms to the Americans with
Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA and signed
accessible.
Corbin Per UDC 11 -3B -5I, all landscape areas adjacent to driveways, parking lots, or other vehicle use
areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut to
allow for storm water runoff.
Signage: No signs are approved with this C.C. All business signs will require a separate sign permit in
compliance with UDC 1.1-3D.
Handicap -Accessibility: The structure, site improvements and parldng areas must be in compliance with
all federal handicap -accessibility requirements.
Plan Modifications: Except for the changes mentioned above, the approved Site Plan and Landscape Plan
stamped "Approved" on March 21, 2007, are not to be altered without prior written approval of the Planning
Department. No significant field changes to the site or landscape plans are permitted; prior written approval of
all changes is required.
In accordance with UDC 11 -5A -3F and UDC 11 -5A -4D, you have the option to appeal this decision to the
City Council. All City Council Reviews (appeals) shall be filed in writing with the Planning Department within
fifteen (15) days after the date of this letter. The appeal will be forwarded to the City Council to conduct a
public hearing. The application should specify the grounds upon which the appeal is filed.

I'm sorry it has taken so long to get back to you. The director was out of the office the end of last week and in
meetings all day yesterday.
For the Certificate of Zoning Compliance landscape requirement of 16 trees, you may apply for Alternative
Compliance and donate the trees to the Parks and Recreation Department. The fee for the Alternative
Compliance is $100. You would need to provide a minimum of 3 different species of trees (UDC 11 -3B -5D, Table
2) and follow the minimum plant size guide (UDC 11-313-513, Table 1):
TYPE OF TREE MINIMUM SIZE
Shade Trees: Two inch (2") caliper minimum
Ornamental Trees: Two inch (2") caliper minimum
Evergreen Trees: Six foot (6') height minimum
Woody Shrubs: Two (2) gallon pot minimum
