Conditions of Approval: Project is subject to all current City of Meridian ordinances and the conditions of
approval for the Doris Subdivision. Issuance of this permit does not release the Applicant from any previous
requirements of other permits issued for this site.
NOTE: This CZC approval is solely for the multi --tenant retail building to be located behind the Carriage
House oil automobile service facility. This Certificate of Zoning. Compliance does not include the site
approvals for the Carriage House facility.
Site Plan: The Site Plan prepared by Architecture Northwest in March 2007, Sheet Number A-1.0, is approved
(stamped "Approved" on March 239 2007, by the Meridian Planning Department) with the following changes (see
redline changes on plan):
1. Per UDC 11 -3C -5B, if parking stalls are reduced 'in depth to 17 feet, then 2 feet must be added to the
width. of the adjacent sidewalks and/or adjacent landscape buffers to allow for vehicle overhan .
Please increase the landscape buffer width to 7 feet as measure inside curbs.
2. The sidewalk in front of the retail buildinLy may be reduced to 7 feet in width, to accommodate the 7 --
foot required landscape buffer that is located, across the drive aisle.,
3. All landscape planters must be, at minimum.1_5 feet in width as measured from *Inside curbs.
The approved site plan is not to be altered without prior written approval of the Planning Department.
Landscaping: The Landscape Plan prepared by Architecture Northwest in March 2007, Sheet Number A-1.0, is
approved (stamped "Approved" on March 23, 2007, by the Meridian Planning Department) with the following
changes (see redline changes on plan):
1. Install two trees within the landscape buffer at the specified locations.
The approved landscape plan is not to be altered without prior written approval of the Planning Department. No
field changes to landscape plan permitted; prior written approval of all material changes is required.
Curbin : Per UDC 11 -3B -5I, all landscape areas adjacent to driveways, parking lots, or other vehicle use
areas, must be protected by curbing, wheel stops, or other approved protective devices. Curbing may be cut
to allow for storm water runoff.
Sidewalks: All sidewalks shall be constructed in accordance with I 1-3A-17. Sidewalks shall be constructed prior
to occupancy.
Parkin : The proposed parking areas shall be paved and striped in accordance with UDC 11-3B. Project
engineerlarchitect shall certify that the number and size of handicap -accessible spaces conforms to the Amcricans
with Disabilities Act (ADA). Handicap accessible stalls must have signage in accordance per ADA and signed
appropriately.
Trash Enclosure: All dumpster(s) must be screened in accordance with UDC--11--3A--I Z. Trash enclosures must be
built in the location and to the size approved by SSC.
Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per the
approved specifications and in accordance with UDC 11-3A-15.
Protection of ExistingTrees: Any existing trees on site must be protected or mitigated for in accordance with the
Tree Preservation section of the City's Landscape Ordinance. Per,UDC 11-3B-10, coordinate with the Parks
Department Arborist (Elroy Huff, 888-3579) for approval of protectfonlrelocation measures for the existing trees
prior to construction. Any severely damaged tree must be replaced ih compliance with UDC 11 -3B -10-C.5.
Drainage: Storm water drainage swales shall not have a slope steeper than 3:1., shall be fully vegetated, and shall
be designed in compliance with UDC I I -3B- I I and UDC I I -3A-18.' S._
Fencing: Any required or proposed fencing shall be installed with current fencing standards as defined in UDC I I -
3 A-7.
Li htin : Lighting shall not cause glare or impact the traveling public or neighboring development. Comply with
all lighting standards as defined in UDC 11-3A-11.
Signage: No signs are approved with this CZC. All business signs will require a separate sign permit in
compliance with UDC 11-3D.
Handica--Accessibili : The structure, site improvements and parking areas must be in compliance with all federal
handicap --accessibility requirements.
ACHDAcceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. If any changes
must be made to the site plan to accommodate the ACHD requirements, a new site plan shall be submitted to the
City of Meridian Planning staff for approval prior to the issuance of a building permit.
Certificate of Occupancy. All required improvements must be complete prior to obtaining a Certificate of
Occupancy. A written certificate of completion shall be prepared by the landscape architect, landscape designer or
qualified nurseryman responsible for the landscape plan upon completion of the landscape installation. The
Certificate of Completion shall verify that all landscape improvements, including plant materials and sprinkler
installation, are in substantial -compliance with the approved landscape plan. A Temporary Certificate of
Occupancy may be obtained by providing surety to the City in the form of a Letter of Credit or cash in the amount
of 110+% of the cost of the remaining improvements. A bid must accompany any request for Temporary occupancy.
Plan Modifications: Except for the changes mentioned above, the approved Site Plan and Landscape Plan stamped
"Approved" on March 23, 2007, are not to be altered without prior written approval of the Planning Department.
No significant field changes to the site or landscape plans are permitted; prior written approval of all changes is
required.

Teach Investments is proposing to build a new retail building behind a quick
lube building which they also own. The quick lube building was submitted to
City of Meridian for the Certificate of Zoning Compliance - #CZC-06--206
which Teach Investments has received approval. The new proposed retail
building and quick lube building is on the same lot.
The new retail building will be a total of 4,840 S.F., single story facility. This
building will be located on the corner of E. Fairview Ave. and a yet to be
reamed access street. The colors for the building will be consistent with
surrounding buildings, and will be fully landscaped. Please call if you have

the State of Idaho, that the Meridian City Council of the City of Meridian will hold a Public

New Sewer Pretreatment Ordinance.
The proposed ordinance by title reads:

can call the Meridian Wastewater Department at 888-2191 for further information.
Any and all interested persons shall be heard at said public meeting, and the public
is welcome and invited to submit testimony. Oral testimony may be limited to three (3) minutes
per person. Written materials may be submitted seven (7) days prior to the above hearing date
so that all interested parties may examine them prior to the meeting. Written comments will be
accepted into the record until the hour of the hearing. All materials presented at public
