Protection of Existing Trees: Any existing trees on site must be protected ar mitigated for in accordance with

existing trees prior to construction. Any severely damaged tree must be replaced in compliance with UDC I l-

Treehaven, LLC is the developer of The Tree Farm, which has been approved by the City
Council far annexation and zoning of 3 62.65 acres located north of Chinden Boulevard,
directly west of Spurwing Country Club PAZ 46-004}. The original Development
Agreement was approved by Meridian City Council on September 12, 2046 and recorded
with Ada County ~an September 21, 2446 ~Insfrument No.14615 ~ 2 ~ 5}. The
Development Agreement for this property was modified to allow Jayker wholesale
Nursery, Inc. to install a mobile office and a new septic system FDA Mod MI 06-0 ~ 4 and
MI 46-411 in the recording process} until January 1, 2412.
Purpose of .~pplicat~'an:
Jayker Nursery will relocate from their current location at 4042 W. Chinden and will
occupy the site at 4740 W. Chinden to continue their operations. The new location area
is zoned as CC Annexation and zoning approval AZ-46-004, Ordinance No. 06-1263.
The first phase prelimi~a.ary plat for The Tree Farm development will affect the nursery
and its operations. This is the reason far the relocation at this time.
Treehaven has leased 24 acres at this address to Jayker wholesale Nursery, Inc. on a five
~5}year, non-renewable lease. The nursery would like to place a mobile office building
at the new location early in 2007 and keep it in aperata.on until the end of the 5-year lease,
at which time the nursery will vacate the property and relocate to a more permanent site.
Jayker Wholesale Nursery, Inc. is applying far a building permit to install a double wide
mobile office building X24' ~ 64'~ for use as office space on the property at 4740 W.
Chinden. Application has been made and approved by City Council to allow placement
of the mobile af.~ce for a 5-year period with the current zoning.
Jayker Nursery has applied with Central District Health Department to install a new
septic tank system at 4740 W, Chinden. The Health Department has approved an
installation permit (File No.160367}. City Council has approved the continued use of the
new septic system for the 5-year duration of the Tease per DA Mod MZ 06W410 and NII
46-011.
Preliminary plat for the Tree Farm Development was approved by Planning and Zoning
on February 1, 2407 and is scheduled for Public Hearing before Meridian City Council
March 13. The preliminary plat document number is PP 46-055. The area in use by
Jayker Wholesale Nursery, Inc. will be developed in the later phases of The Tree Farm
Development.

COMMENTS:
No existing healthy trees will affected by the construction process of installing a mobile
of.~ce structure..A.11 healthy existing trees will be preserved and maintained for the term
of the lease. There is only one tree, a silver maple, that is nearly dead and will be
removed.
We are proposing to cover the parking area and main traffic flow areas with recycled
asphalt to provide a dust~free surface. All other roadways will be covered with gravel
chips or with road mix. Most of the gravel-covered areas will receive overspray from the
irrigation system to farther mznimuize dust.
