Irrigation: An underground, pressurized irrigation system must be installed to all landscape areas per the approved specifications and in accordance with LTDC I 1-3A- 15. Protection of Existing Trees: Any existing trees on site must be protected or mitigated for in accordance with the Tree Preservation section of the City's Landscape Ordinance. Per UDC.1 1-3B-10, coordinate with the Parks Department Arborist (Elroy Huff, 888-3579) for approval of protection/relocation measures for the existing trees prior to construction. Trash Enclosure: All dumpster(s) must be screened in accordance with LTDC-1 1-3A-12. Trash enclosures must be built in the location and to the size approved by SSC. Handica-p-Accessibilily: The structure, site improvements and parking areas must be M' compliance with all federal handicap -accessibility, requirements. ACHD Acceptance: All impact fees, if any, shall be paid prior to the issuance of a building permit. Gala St.) Located in the Valencia Plaza Subdivision To Whom It May Concern: This letter is provided as a narrative letter for the Design Review submittal for the project listed above. Architectural Character: A) The fagade that is most visible from the public street is the North fagade. We have provided several elements of roof line recesses and projections along a majority of the building. The north fagade has 2 main entrances for 2 different tenants. Both are covered with a built out framed roof structure. There are also metal sunshades that project out 4'-0" from the exterior wall. 13) The building entrances are clearly defined by clerestory windows, framed awnings, and a cantilevered roof structure. C) The rooffines for this building vary as there is a high and low roof. The high roof will have clerestory windows surrounding the exterior wall. D) A combination of stucco and stone will be used on the exterior of this building. The stone will simulate columns between the large windows. E) The mechanical equipment will be screened by the parapet wall on the lower roof. No mechanical equipment will be located at grade level. Color and Materials: The exterior materials used on this building will be that of high-quality. Materials include: 1) Textured stucco system 2) Stone 3) Steel shade system and supports.
